Real-estate activity
We operate as an estate agency under Spanish real-estate law. Andalucía does not require a national-level real-estate agency licence on the same model as some other countries, but we voluntarily comply with the disclosure and consumer-protection requirements set out in regional consumer regulation and the relevant Andalucían decrees on real-estate intermediation.
Professional liability insurance
Roccabox carries professional liability insurance covering real-estate intermediation activity. Cover and policy details are provided to clients on request at the point of engagement.
Independent professional referrals
Where buyers engage independent abogados, gestores, asesores fiscales, or Spanish mortgage brokers through introductions made by Roccabox, those professionals operate under their own regulatory regime (Ilustre Colegio de Abogados de Málaga, Colegio Oficial de Gestores Administrativos, etc.) and are independent of Roccabox. Roccabox does not receive referral fees or commissions from those introductions.
Anti-money-laundering compliance
As a Spanish real-estate intermediary we are a "sujeto obligado" under Spanish AML legislation (Ley 10/2010 and its subsequent reforms). Buyers should expect to be asked to evidence source of funds and identity at the relevant stages of a transaction, in line with these legal obligations.
Industry membership — AIPP
Roccabox Property Group S.L. has been a corporate member of the Association of International Property Professionals (AIPP) since 12 March 2020. The AIPP is a UK-based industry body that raises standards for international property professionals selling foreign property to British and international buyers. Members commit to a published code of conduct, an alternative dispute-resolution route via The Property Ombudsman, and to following the AIPP buyer-protection framework.
