The resort format, with services bundled into community fees, suits owners who use the property for part of the year and want a low-maintenance base.
A few exclusions matter when comparing listings. Resale stock, however well located, sits outside this cluster, as does anything inland without a coastal sightline. Projects beyond the Costa del Sol corridor, even elsewhere in Andalucía, are treated separately. The practical takeaway for a buyer searching nearby is that the coast offers one coherent product across very different price points. The western stretch around Manilva, Casares and Estepona is the most affordable way into new-build sea-view ownership. The central belt from Mijas to Benalmádena suits buyers who want urban services, beach access and rental liquidity at mid-market prices. Marbella, Benahavís and Málaga city hold the luxury tier. Choosing between them comes down less to the apartment or villa itself than to which version of the coast the daily view should belong to, whether a quiet golf valley, a walkable seafront or a city-edge headland.
