The San Roque new-build market

What you are actually looking at

01 · The inventory

What you are actually looking at

San Roque carries 19 tracked new developments at the time of writing, split across two distinct sub-areas: Sotogrande with 14 developments starting from €551,000, and La Alcaidesa with five developments starting from €341,000. Of those 19, eleven are either off-plan or hold a building licence but have not yet broken ground, five are actively under construction, and three are completed and ready to occupy today. That spread matters because it means a buyer can choose between moving in within weeks or locking a price now on a unit that will not deliver for two to three years, and the financial logic of each path is genuinely different. Entry sits at €341,000 in La Alcaidesa and reaches €13,000,000 at the upper end of Sotogrande, so the municipality covers a wider band of capital commitment than most buyers initially expect. Sotogrande is one of the few locations on the Costa del Sol where a concentration of branded-residence projects has emerged in a short window. Projects carrying internationally recognised fashion and design names are under active development within or adjacent to the resort perimeter.

02 · Access

Branded residences sit on a different clock

The practical consequence of this for a buyer is not aesthetic, it is about timing and allocation. Branded-residence releases operate on a different calendar to standard developer launches. Units are typically pre-released to registered brokers before any public marketing, meaning the window between a price being set and that price moving is measured in weeks, not months. Roccabox holds active broker relationships on the current pipeline, which means clients working through this agency are notified of allocations before they appear on open portals. Once a phase sells through, the price re-sets upward for the next release, and there is no mechanism to access the earlier pricing retrospectively. For buyers considering this segment, the relevant question is not whether prices will change but whether they are positioned to act when a release opens.

03 · Sub-areas

How they differ in practice

La Alcaidesa sits on the western edge of the municipality, bordering the Gibraltar natural park and overlooking the Strait. The five developments tracked there are more conventionally residential in format, lower price floors, smaller unit counts, and a buyer profile that skews toward primary or semi-primary use rather than resort investment. Construction quality in the current cycle is notably higher than the pre-2008 stock that still dominates resale supply in the area, and the proximity to the Gibraltar border is a material factor for buyers employed in or connected to Gibraltar's financial and professional services sector. Commute times are short, and cross-border practicalities have stabilised enough that La Alcaidesa functions as a genuine residential alternative to Gibraltar-side property. Sotogrande itself is a long-established private resort with internal road infrastructure, marina, polo fields, golf courses, and a beach club zone. It does not function like a conventional Costa del Sol urbanisation, and pricing reflects the controlled supply environment that the resort perimeter creates.

04 · Roccabox

What we actually do for buyers

The fourteen developments Roccabox currently tracks range from apartment complexes near the golf and marina areas through to villa plots and turnkey houses in the upper reaches of the resort. Understanding which zone within Sotogrande a specific development occupies is not a minor detail, proximity to the marina, golf access, and elevation each affect both lifestyle and long-term liquidity. Roccabox has operated on the Costa del Sol for nine years and has direct relationships with the active developer pipeline across both sub-areas. The agency's role is to match a buyer's stated priorities, timeline, capital commitment, use case, location preference, to the live inventory that actually fits, including developments that are not yet publicly listed. Site visits, documentation review coordination, and introduction to independent legal professionals are all part of the process. There is no fee to the buyer at any stage; that structure is explained in the buyers' guide below.

Buyer's guide

How buying a new-build in Spain actually works

Reservation

Three-stage payment structure

Reservation deposit €5k–€20k holds the unit 15–30 days. Private contract (contrato de compraventa) signed within that window with 10% deposit transferred. On off-plan, deposits sit under mandatory bank guarantee. Completion 60+ days later, remainder paid at notary, title registered at Registro de la Propiedad.

Taxes & costs

Around 12–13% on top of price

10% IVA on the purchase price, 1.2% AJD stamp duty, ~1% legal fees plus IVA, notary and registry on a sliding scale, minimal Plusvalía at first sale. A €750k apartment lands around €90–97k in taxes and fees. Annual IBI thereafter is typically 0.4–1.1% of cadastral value.

Independent counsel

Engage your own lawyer

Never the developer's lawyer. Your counsel reviews the private contract, verifies building licences, confirms bank guarantees for off-plan deposits, and rejects unfavourable completion clauses. Roccabox introduces vetted Spanish property lawyers at no fee.

Mortgages for non-residents

60–70% LTV is the norm

Spanish banks lend up to 60–70% of the bank's valuation (not purchase price) to non-residents. Rates currently 3.5–5.5%. Need NIE, tax returns, bank statements. 4–8 weeks application to approval. Roccabox introduces non-resident mortgage brokers.

Snagging & handover

10-year structural guarantee

Snagging inspection one to three weeks pre-completion. Documented report binds the developer to remediation. Roccabox attends every snagging with our clients and photographs defects. Spanish law mandates a 10-year structural warranty and one year on finishes.

Guidance only. Obtain independent regulated counsel for your circumstances. Roccabox introduces vetted Spanish lawyers, mortgage brokers, and immigration counsel.

Frequently asked

buyer questions – San Roque

The Spain Golden Visa property route was something I planned to use. Is it still available?
No. The property-investment route to Spain's Golden Visa was closed on 3 April 2025 under Organic Law 1/2025. Applications submitted before that date may still be processed under previous rules, but no new applications can be made on the basis of property purchase. Non-EU buyers can still purchase property in Spain without restriction, ownership rights are unaffected, but if residency is a requirement alongside your purchase, you will need to explore other visa categories with a qualified immigration lawyer.
What is the practical difference between buying off-plan and buying a completed unit in San Roque?
A completed unit means you can inspect exactly what you are buying, move in or rent it out immediately, and avoid construction-period risk. The trade-off is that completed stock is priced to reflect today's market, with no phase-pricing advantage. Off-plan means you commit at a price set now, with delivery in one to three years, and stage payments spread the capital requirement over the construction period. The risk is construction delay or, in an extreme case, developer insolvency, which is why bank-backed stage payment guarantees are non-negotiable. Currently three units in San Roque are ready to occupy; eleven are at pre-construction or licensed stage.
How do reservation deposits and stage payments typically work, and what protects my money?
A reservation deposit of roughly €5,000 to €15,000 is paid first, holding the unit while your lawyer conducts due diligence. The main private contract follows, bringing deposits to around ten percent. For developments still under construction, further stage payments tied to construction milestones follow. Each stage payment before completion must be covered by a bank guarantee or insurance-backed guarantee, if the developer fails to complete, these instruments allow you to recover funds paid. Your independent lawyer should confirm the guarantee is valid before any transfer is made. At completion the final balance is paid at the notary.
How do I choose between Sotogrande and La Alcaidesa?
The two sub-areas serve different buyer profiles. Sotogrande is a long-established private resort with controlled supply, marina access, polo, golf, and a pipeline of branded-residence projects; prices start at €551,000 and rise to €13,000,000. It suits buyers prioritising resort lifestyle, longer-term capital positioning within a restricted-supply environment, or access to branded-residence allocations. La Alcaidesa starts at €341,000, borders the Gibraltar natural park, and appeals to buyers with a Gibraltar employment or business connection, or those wanting a primary or semi-primary residence at a lower entry point. The right answer depends on your use case, timeline, and how you weight proximity to the border versus resort infrastructure.
What taxes and transaction costs should I budget for on top of the purchase price?
For a new-build in Andalusia, budget IVA at ten percent of the purchase price, plus AJD stamp duty at 1.2 percent. Independent legal fees typically add €1,000 to €2,000 for a standard transaction. Notary and land registry fees combined are roughly 0.5 to 1.5 percent depending on price tier. In total, a realistic acquisition cost above the headline price is twelve to thirteen percent. This does not include ongoing costs such as community fees, IBI property tax, or any mortgage arrangement fees, which should also be factored into your total budget.
Can non-residents get a mortgage in Spain, and what should I expect from the process?
Yes, non-resident mortgages are available from Spanish banks and some international lenders with Spanish operations. Non-residents are typically offered a loan-to-value ratio of up to 60 to 70 percent of the lower of the purchase price or the bank's own valuation, lower than the 80 percent more commonly available to Spanish residents. You will need to demonstrate income, provide tax returns from your country of residence, and pass standard credit assessment. Mortgage offers for new-build purchases are often issued at reservation stage but only formalised at completion. Roccabox can introduce you to independent mortgage brokers who work across this market; we do not advise on financing directly.
