Mimosas Fase I
Project lifecycle
Mimosas Fase I, in context.
Mimosas Fase I is the opening phase of a hillside project within the Real de La Quinta Country Club Resort, in the low-density hills of Benahavís above Marbella. It brings 15 of a planned 35 homes across three three-storey buildings. The project is designed for buyers who want the space and privacy of a villa inside a managed resort. The mix comprises ground-floor garden villas, terrace apartments and a small number of super penthouses.
The site is the reason to look closely. Residents look out over La Concha, across the water of Lake Istán and down to the Mediterranean coastline, so the view moves from mountain to lake to sea within a single turn of the head.
The garden villas are laid out over two levels, each with a private garden and an additional leisure room left open to the owner's own brief. Higher up, terrace apartments open onto generous outdoor space, while the penthouses carry private pools and rooftop solariums made for the long Andalusian evening.
Interiors are finished to a contemporary specification.
The window is now narrow. Work began in May 2025, completion is scheduled for the end of 2027 and 14 of the 15 homes are sold. The remaining residence has four bedrooms, three bathrooms and 172 m² of built area at €2,200,000. Some third-party guides still quote the phase from €2,100,000, so treat €2,200,000 as the current figure for this specific home.

The off-plan discount, stage by stage
Off-plan entry typically offers the largest pricing headroom at the earliest stages. The advantage narrows as construction progresses — at completion the unit is priced at market. Mimosas Fase I currently sits in the Under construction band.
This is late-stage off-plan. Construction has been under way since May 2025 and handover is scheduled for the end of 2027, so the building is taking shape on site while the home is still bought ahead of completion. Scarcity is the real argument. Fourteen of the 15 Phase I homes are sold and this is the last. Phase II will add the remaining 20 homes on the hillside's second level. At €2,200,000 for 172 m², the price works out at about €12,790 per m². Broad Costa del Sol data puts the median near €3,422 per m² and nearby four-bedroom resales are listed from €525,000 to €1,050,000. Neither is a like-for-like benchmark for a new resort home with this view.
Why buyers reserve at this stage
Personalisation window
Reserving during the Under construction phase gives buyers genuine input into layout, finishes and basement use ahead of handover, a window that closes as the build advances.
Scarcity and specification
1 of 15 units remain. The plot sizes, orientation and amenity package on this scheme are not easily replicated in the immediate resale stock.
Risk-managed entry
Spanish new-build buyers are protected by staged payments held under bank guarantee, ten-year structural warranty and full licence review. Roccabox brokers all of this through regulated counsel.
The premium, contextualised
Useful context — not a substitute for unit-level valuation. Pricing data cross-referenced against live Costa del Sol market signals.
Mimosas Fase I is not priced against average Benahavís resale stock. It is a premium new-build product with the specification, plot quality and amenity package that the broader resale market typically does not match. At €12,791 per built m² the relevant question is whether the premium is justified against comparable new-build completions, not whether it beats the area's median of €3,430/m².

What every unit receives
Living in Benahavís
Real de La Quinta is the kind of address where a day can begin and end without leaving the resort. Communal pools, restaurants, shops, sports facilities and vegetable gardens are part of its fabric. The El Lago Club gives a natural focus for time spent outdoors.
Golf is almost absurdly close. The German Golf Academy driving range is four minutes by car, while Magna Marbella Golf and Real Club de Golf Las Brisas are each around seven. Dinner out is a six-minute drive, with Restaurante El Pueblo, Nuevo Porton and el Banco among the nearest tables. The sea is roughly 6 km away. Playa de Nagüeles and Playa de Casablanca are 12 to 13 minutes by car, Puerto Banús marina is about 12 and the tennis and padel courts at Puente Romano around 11.
Practicalities are well covered. Mercadona is eight minutes away and HC Marbella International Hospital eleven. Málaga airport lies about 46 km to the east, with Gibraltar's airfield around 54 km to the south-west. The climate is gentle, with ten-year average highs of 20.4°C and lows of 14°C.

Residency planning for non-EU buyers
Spain's property-based Golden Visa route closed to new applicants on 3 April 2025. Non-EU buyers acquiring property at this value still have residency routes — non-lucrative visa, digital-nomad visa, and case-specific options — depending on circumstances.
