The View Marbella
Project lifecycle
The View Marbella, in context.
High in the hills above La Quinta, where Benahavís meets Marbella's Golf Valley, The View Marbella is a boutique scheme of 49 apartments and penthouses spread across seven blocks. The first phase is finished and already lived in. It was conceived for buyers who want the space of a villa without a gate, a gardener or a pool engineer to manage and who would rather spend the morning looking at the sea than maintaining a view of it.
The elevation is the point. From the terraces, some reaching 144 m², the outlook runs over the Golden Mile and Puerto Banús to the Mediterranean. On clear days it reaches Gibraltar and the coast of Africa.
Floor plans were drawn to pull natural light deep into the rooms and to keep each home private from its neighbours, while ground-floor residences add a garden and their own pool. Below, gardens laid out by specialist landscape designers frame a health club with spa, gym and indoor and outdoor pools.
Of the 49 first-phase homes, 47 have sold. The two that remain are four-bedroom, four-bathroom apartments of 218 m² built, priced from €2,290,000 to €2,390,000 and ready to occupy now rather than on a construction timetable. Further phases are planned, though published sources disagree on how many homes they will add. What is not in question is this building: finished, settled and down to its last two keys.

The off-plan discount, stage by stage
Off-plan entry typically offers the largest pricing headroom at the earliest stages. The advantage narrows as construction progresses — at completion the unit is priced at market. The View Marbella currently sits in the Completed band.
Strictly speaking, this is no longer an off-plan purchase. The first phase is complete, which removes the construction risk, staged payments and completion uncertainty that come with buying from drawings. What remains is scarcity: 47 of 49 homes have sold and two four-bedroom apartments are left. At €2,290,000 to €2,390,000 for 218 m², pricing works out at roughly €10,500 to €11,000 per m², well above the La Quinta median of around €7,000 per m². Four-bedroom resales nearby list from €525,000 to €899,000, a reminder that the premium here pays for position, newness and club services. Buyers who prefer to commit early can ask us about the later phases.
Why buyers reserve at this stage
Personalisation window
Reserving during the Completed phase gives buyers genuine input into layout, finishes and basement use ahead of handover, a window that closes as the build advances.
Scarcity and specification
2 of 49 units remain. The plot sizes, orientation and amenity package on this scheme are not easily replicated in the immediate resale stock.
Risk-managed entry
Spanish new-build buyers are protected by staged payments held under bank guarantee, ten-year structural warranty and full licence review. Roccabox brokers all of this through regulated counsel.
The premium, contextualised
Useful context — not a substitute for unit-level valuation. Pricing data cross-referenced against live Costa del Sol market signals.
The View Marbella is not priced against average Benahavís resale stock. It is a premium new-build product with the specification, plot quality and amenity package that the broader resale market typically does not match. At €10,505 per built m² the relevant question is whether the premium is justified against comparable new-build completions, not whether it beats the area's median of €3,430/m².

What every unit receives
Living in Benahavís
Golf sets the rhythm here. A driving range sits barely 700 metres from the development, Magna Marbella is five minutes away and El Higueral six. Los Naranjos, Las Brisas, Aloha and La Quinta all share the same valley. Mornings might begin with coffee and fresh bread at El Pan de Eric, five minutes down the hill. A long lunch at Venta Los Almendros is three minutes away.
The coast is close without intruding. Playa de San Pedro is around eleven minutes by car, as is the marina at Puerto Banús, while the courts at Puente Romano are fourteen minutes away. Everyday needs are well covered: a pharmacy two minutes off, Mercadona within six and HC Marbella International Hospital within nine.
3°C, which suits a terrace that is used in every season.

Spanish purchases involve taxes and fees that catch first-time international buyers off-guard. We surface every figure that matters.
Typical off-plan payment schedule
Spanish new-build purchases are typically paid in three staged instalments, with every euro held under bank guarantee until completion.

Residency planning for non-EU buyers
Spain's property-based Golden Visa route closed to new applicants on 3 April 2025. Non-EU buyers acquiring property at this value still have residency routes — non-lucrative visa, digital-nomad visa, and case-specific options — depending on circumstances. We introduce regulated immigration counsel before any commitment.
