The Eagle Residences
Project lifecycle
The Eagle Residences, in context.
The Eagle Residences occupies a hillside plot inside Urbanización Cerrado del Águila, on the slope above Las Lagunas de Mijas, where the ground falls away just steeply enough to matter.
Fifty-nine homes are arranged in low-rise blocks stepped down the incline, so a ground-floor apartment reads the same stretch of Mediterranean as the penthouse three floors above it.
An infinity pool anchors the site, positioned so the water line sits against the sea beyond, with more than two hectares of landscaped grounds around it and a residents' gym. Layouts run from one to three bedrooms, 83 m² to 181 m² internally and between 110 m² and 314 m² once terraces and private gardens are counted.
Ground-floor homes take gardens and terraces of up to 140 m². The top floors gain solariums and terraces reaching 186 m².
Finishes are consistent throughout: 100 x 100 cm rectified porcelain, thermally broken aluminium joinery with lift-and-slide doors to the living room, aerothermal underfloor heating and ducted air conditioning zoned room by room, all controlled from a phone.
Thirty-four of the 59 are still available, from €421,000 plus VAT to €1,098,000, with handover scheduled for the fourth quarter of 2027. Buying now still means choosing floor level and orientation, which on a site engineered around one view is the decision that counts.

The off-plan discount, stage by stage
Off-plan entry typically offers the largest pricing headroom at the earliest stages. The advantage narrows as construction progresses — at completion the unit is priced at market. The Eagle Residences currently sits in the Off-plan band.
At this stage the scheme is fully priced and fully specified but not yet built, with completion set for Q4 2027 and 34 of 59 homes unsold. That leaves genuine choice of level and aspect and on a stepped hillside site the difference between a mid-floor and a penthouse solarium is significant. Casafari puts the wider area median near €3,424/m², so these homes sit above local resale pricing, where nearby two-bedroom apartments trade around €266,000 to €295,000. The premium buys a new build with aerothermal climate control, parking and storage included and a view protected by the site's own topography. Note that the parcel's cadastral entry still shows a pre-development agricultural classification, normal at this point but worth verifying through your lawyer alongside the licence and bank guarantee.
Why buyers reserve at this stage
Personalisation window
Reserving during the Off-plan phase gives buyers genuine input into layout, finishes and basement use ahead of handover, a window that closes as the build advances.
Scarcity by design
Only 59 residences across the entire scheme. The reservation list opens ahead of public launch — early registrants secure unit selection and pricing before the broader market is contacted.
Risk-managed entry
Spanish new-build buyers are protected by staged payments held under bank guarantee, ten-year structural warranty and full licence review. Roccabox brokers all of this through regulated counsel.
The premium, contextualised
Useful context — not a substitute for unit-level valuation. Pricing data cross-referenced against live Costa del Sol market signals.
The Eagle Residences is not priced against average Mijas resale stock. It is a premium new-build product with the specification, plot quality and amenity package that the broader resale market typically does not match. At €5,072 per built m² the relevant question is whether the premium is justified against comparable new-build completions, not whether it beats the area's median of €3,421/m².

What every unit receives
Living in Mijas
This is a quiet corner of Mijas Costa. The golf course lies immediately alongside the urbanisation, so the view from the terrace is fairway and pine before it becomes sea and El Chaparral is a short run in the other direction for anyone who wants a second course in rotation.
Drop down the hill and La Cala de Mijas arrives in about five minutes: a proper working Spanish town rather than a strip of promenade, with a long beach, beach restaurants that stay open through the winter and enough of a high street to make a Saturday morning worth the trip.
Distance is the quiet advantage here. Marbella and Málaga are each around twenty minutes, which means Puerto Banús for dinner and the airport for a Monday flight are equally straightforward from the same driveway. The climate does the rest. With an average high of 22.3°C and an average low of 14.9°C across the year, terraces of 22 m² to 186 m² are not decorative. They are where most of the living happens, from February lunches to September evenings.
