Biznaga
Project lifecycle
Biznaga, in context.
Biznaga is a 55-apartment building in Las Lagunas, the level, everyday quarter of Mijas that runs into Fuengirola and gives you the coast without the hill roads. Every remaining home is a two-bedroom, two-bathroom layout of between 80 and 99 m² built, priced from €370,000 to €395,000. It is aimed squarely at buyers who want a serious year-round base or a low-maintenance second home within walking distance of ordinary Spanish life rather than a resort perimeter.
The architecture leans on a sculpted exterior and deep terraces and a handful of the homes carry a private pool on the terrace itself. Communal facilities are unusually complete for a building of this size: an indoor heated pool that makes January swimming realistic, an outdoor pool set out in spa fashion, a gymnasium, a sauna and a dedicated yoga area.
Parking and a storage room come with each apartment, which matters in a district where street parking is competitive.
Construction began in December 2024 with handover scheduled for September 2026, so the building is real and the timeline is short. Fifty of the 55 homes have already gone. Five remain. At this stage of a project, choice narrows quickly and the remaining stock is what dictates the terms, not the buyer.

The off-plan discount, stage by stage
Off-plan entry typically offers the largest pricing headroom at the earliest stages. The advantage narrows as construction progresses — at completion the unit is priced at market. Biznaga currently sits in the Under construction band.
This is not a launch. Ground was broken in December 2024, completion is set for September 2026 and only five of the 55 homes are unsold, so the remaining buyers are paying in stages against a building they can see rising. The trade-off is honest: at roughly €4,000 to €4,600 per m², Biznaga sits well above the Las Lagunas resale median of €2,740 per m². What you buy for that gap is a new envelope, a heated indoor pool, sauna and gym, included parking and storage, plus a decade of structural warranty. Nearby two-bedroom resales at €265,000 to €299,000 typically deliver none of it and sit on the market for around 147 days.
Why buyers reserve at this stage
Personalisation window
Reserving during the Under construction phase gives buyers genuine input into layout, finishes and basement use ahead of handover, a window that closes as the build advances.
Scarcity and specification
5 of 55 units remain. The plot sizes, orientation and amenity package on this scheme are not easily replicated in the immediate resale stock.
Risk-managed entry
Spanish new-build buyers are protected by staged payments held under bank guarantee, ten-year structural warranty and full licence review. Roccabox brokers all of this through regulated counsel.
The premium, contextualised
Useful context — not a substitute for unit-level valuation. Pricing data cross-referenced against live Costa del Sol market signals.
Biznaga is not priced against average Mijas resale stock. It is a premium new-build product with the specification, plot quality and amenity package that the broader resale market typically does not match. At €4,625 per built m² the relevant question is whether the premium is justified against comparable new-build completions, not whether it beats the area's median of €3,421/m².

What every unit receives
Living in Mijas
Las Lagunas is a place where you can live without a car for days at a time. A pharmacy sits 277 metres away, a British supermarket about 400 metres and cafés and restaurants including a tapas house and an Italian kitchen are all within a five-minute walk. That is the quiet advantage here: the daily shop, the morning coffee and the evening plate of grilled fish are neighbourhood matters, not expeditions.
5 km from the door, with Playa de Santa Amalia just beyond and Fuengirola's marina is a four-minute drive for boats, seafood and a long Sunday walk on the paseo. Golfers have Cerrado del Aguila within five minutes and El Chaparral in seven.
5 km away, which puts central Málaga and the airport on the coastal train line, while the drive to Málaga airport covers roughly 20 km.
The climate does the rest. Average highs of 21.3°C and lows of 15.6°C across the year mean the terrace is in use in February, the heated indoor pool covers the cooler mornings and the sea stays close enough to reach on foot when the mood takes you.
