Savia Fase I
Project lifecycle
Savia Fase I, in context.
Savia Fase I is a 64-home townhouse scheme in Mijas, placed on the quieter inland shoulder of the coast where the built-up streets of Las Lagunas give way to Mediterranean pine forest. Sixty-one of the homes have already been sold.
Three remain, each with three bedrooms, two bathrooms and between 124 and 127 m² of built space, priced between €495,000 and €505,000.
The stated ambition behind the project is a balance between architecture and nature and the site plan bears that out. Homes look onto a large stand of umbrella pines rather than a neighbouring rooftop and each comes with its own garden and a fully fitted kitchen.
The shared spaces are closer to a small resort than a standard urbanisation: swimming pools with a chill-out terrace, a fully equipped gym, a coworking room for the days you would rather not commute and a social club for long evenings with neighbours.
What is left is the tail end of a release that the market has largely absorbed. Three houses, one specification, one completion date. For a buyer who wants a new-build family home within a few minutes of both golf and sand, the choice is narrow and it is closing.

The off-plan discount, stage by stage
Off-plan entry typically offers the largest pricing headroom at the earliest stages. The advantage narrows as construction progresses — at completion the unit is priced at market. Savia Fase I currently sits in the With licence band.
With the licence granted and handover set for Q3 2028, a buyer here is committing capital over roughly three years while paying in stages rather than in one lump. The scarcity argument is not theoretical: 61 of 64 homes are gone and three are left, so there is no future phase of this specification to wait for. On price, honesty matters. At around €3,950 per m², Savia sits well above the Las Lagunas resale median of €2,329 per m² and nearby three-bedroom resales trade between €265,000 and €385,000. What the premium buys is new construction, the forest frontage, the pools, gym, coworking and social club and a home that will be four decades younger than most of its competition.
Why buyers reserve at this stage
Personalisation window
Reserving during the With licence phase gives buyers genuine input into layout, finishes and basement use ahead of handover, a window that closes as the build advances.
Scarcity and specification
3 of 64 units remain. The plot sizes, orientation and amenity package on this scheme are not easily replicated in the immediate resale stock.
Risk-managed entry
Spanish new-build buyers are protected by staged payments held under bank guarantee, ten-year structural warranty and full licence review. Roccabox brokers all of this through regulated counsel.
The premium, contextualised
Useful context — not a substitute for unit-level valuation. Pricing data cross-referenced against live Costa del Sol market signals.
Savia Fase I is not priced against average Mijas resale stock. It is a premium new-build product with the specification, plot quality and amenity package that the broader resale market typically does not match. At €3,992 per built m² the relevant question is whether the premium is justified against comparable new-build completions, not whether it beats the area's median of €2,329/m².

What every unit receives
Living in Mijas
This is a pocket of Mijas where daily life is compressed into a very small radius. Cerrado del Águila Golf sits 977 metres from the door and El Chaparral Golf Club barely a hundred metres beyond it, close enough that an early round is a two-minute drive rather than an outing. The sand at Playa del Charcón and Playa Marina is roughly 1.5 km away, with El Chaparral alongside it. Vista Lago Restaurant is under a kilometre from home and there are bars and cafés clustered within fifteen minutes on foot of the beachfront.
The practical infrastructure is equally near. A pharmacy at 1.4 km, Mercadona and Carrefour at around 2.2 km, a gym at 2.4 km. Fuengirola station is 3.7 km away, putting the coastal rail line to Málaga and the airport within easy reach and the town's marina is a short drive at 4 km. Hospital Vithas Xanit International lies 12 km along the coast. Málaga airport is roughly 23 km up the motorway.
The climate does much of the rest. Average highs of 21°C against lows of 15.3°C mean the garden and the pool terrace are genuinely usable for most of the year, not just in August.
