Bliss Homes
Project lifecycle
Bliss Homes, in context.
Bliss Homes occupies a quiet shelf of land on the Casares coast, nine low-rise blocks set against the edge of Casares Costa Golf with the course boundary barely 187 metres from the entrance. The orientation is west-southwest, which is why the living rooms hold light well into the evening and why a number of the upper homes catch the sea beyond the fairways. Apartments run from two to four bedrooms, 98 m² to 179 m² built, priced between €395,000 and €551,000.
The plans favour usable space over flourish. Open-plan kitchens come fully fitted with low-consumption appliances, living and dining rooms run straight out onto terraces deep enough to lay a table on and the specification covers double glazing, fibre and ducted air conditioning.
Behind the security-controlled gate sit an indoor gym, a communal pool and landscaped gardens, with 166 parking spaces and storage rooms in the basement.
Work started in February 2024 and handover is scheduled for the fourth quarter of 2026. Of 139 homes, 126 are sold. Thirteen remain, so the choice of floor, aspect and size narrows every month rather than widening. One honest caveat: the developer's own literature describes 134 units across the nine blocks, a small discrepancy with the current sales record that is worth clarifying before you reserve.

The off-plan discount, stage by stage
Off-plan entry typically offers the largest pricing headroom at the earliest stages. The advantage narrows as construction progresses — at completion the unit is priced at market. Bliss Homes currently sits in the Under construction band.
The building is out of the ground and the handover date is close enough to plan around, which removes much of the usual off-plan uncertainty while payments still stage out to the fourth quarter of 2026. Scarcity is the real argument here. Thirteen homes remain of 139 and the remaining stock sells the choice, not the scheme. On price, resale in Casares Golf has averaged around €2,555 per m² over the past three months against roughly €3,080 to €4,030 per m² here. That premium buys 2026 build standards, energy-efficient plant, parking and storage and a gated community rather than a twenty-year-old block with 211 days of average market time behind it.
Why buyers reserve at this stage
Personalisation window
Reserving during the Under construction phase gives buyers genuine input into layout, finishes and basement use ahead of handover, a window that closes as the build advances.
Scarcity and specification
13 of 139 units remain. The plot sizes, orientation and amenity package on this scheme are not easily replicated in the immediate resale stock.
Risk-managed entry
Spanish new-build buyers are protected by staged payments held under bank guarantee, ten-year structural warranty and full licence review. Roccabox brokers all of this through regulated counsel.
The premium, contextualised
Useful context — not a substitute for unit-level valuation. Pricing data cross-referenced against live Costa del Sol market signals.
Bliss Homes is not priced against average Casares resale stock. It is a premium new-build product with the specification, plot quality and amenity package that the broader resale market typically does not match. At €4,031 per built m² the relevant question is whether the premium is justified against comparable new-build completions, not whether it beats the area's median of €3,422/m².

What every unit receives
Living in Casares
This is the quieter western end of the Costa del Sol, where the urbanisations are low, the golf is plentiful and the beach is a four-minute drive rather than a fight for a parking space. Three courses lie within 700 metres of the entrance. The nearest stretch of sand is 1.9 km away and La Duquesa marina, with its fish restaurants and berths, sits eight minutes down the road. Sabinillas handles the everyday: a Lidl and two further supermarkets within 2.5 km, pharmacies, cafés and a scatter of bars and local restaurants all inside a five-minute drive, with the closest kitchen just 1.7 km from home.
Practicalities are unusually well covered for a coastal address. The Estepona high-resolution hospital is seven minutes away, Gibraltar's airport is 29 km to the south-west and Málaga lies roughly 72 km up the AP-7. Daytime temperatures average 22.1°C across the year with nights around 15.5°C, so terraces earn their keep in February as well as August.
Be clear-eyed about one thing: this is a car-dependent setting. Nothing essential is more than a few minutes by road, but little of it is comfortably walkable.
