Absolute Estepona
Project lifecycle
Absolute Estepona, in context.
Absolute Estepona sits in Buenas Noches, the quiet stretch of coast between Estepona and Casares that has stayed largely off the tourist map. It is a boutique scheme: 24 homes across two low buildings, positioned so that terraces face the Mediterranean and neighbours do not face each other.
Layouts run to two and three bedrooms, 114 m² to 153 m² built, priced from €644,000 to €995,000. Ground-floor homes take private gardens.
Light does most of the work. Big double-glazed picture windows pull it deep into open-plan living areas and the material palette stays deliberately calm: large-format porcelain floors, white lacquered doors, fitted wardrobes finished inside, kitchens with integrated appliances.
Bathrooms have suspended sanitary ware, thermostatic showers and illuminated anti-fog mirrors. An aerothermal system covers heating, cooling and hot water, with air conditioning run through concealed ducts so ceilings stay clean.
Work began in September 2024 and handover is guided for the first trimester of 2027. Twenty homes have sold and five remain, with no second phase behind them. One point of honesty: the developer's own material describes 24 homes while current stock records show 25 in total, a small discrepancy worth confirming at reservation. Buyers acting now still have a say over floor, aspect and finish schedule.

The off-plan discount, stage by stage
Off-plan entry typically offers the largest pricing headroom at the earliest stages. The advantage narrows as construction progresses — at completion the unit is priced at market. Absolute Estepona currently sits in the Under construction band.
The building is out of the ground and moving: work started in September 2024 with delivery guided for the first trimester of 2027, so the classic off-plan risk of a scheme that never begins does not apply. Payment is staged across that window rather than due at once. Scarcity is genuine at this scale, with five homes left and nothing behind them. On price, €644,000 to €995,000 equates to roughly €5,600 to €6,500 per m², against a broad Costa del Sol resale median near €3,424. That gap reflects new build, aerothermal systems and sea-facing terraces. Nearby two and three-bedroom resales at €289,000 to €319,000 are older stock entirely.
Why buyers reserve at this stage
Personalisation window
Reserving during the Under construction phase gives buyers genuine input into layout, finishes and basement use ahead of handover, a window that closes as the build advances.
Scarcity and specification
5 of 25 units remain. The plot sizes, orientation and amenity package on this scheme are not easily replicated in the immediate resale stock.
Risk-managed entry
Spanish new-build buyers are protected by staged payments held under bank guarantee, ten-year structural warranty and full licence review. Roccabox brokers all of this through regulated counsel.
The premium, contextualised
Useful context — not a substitute for unit-level valuation. Pricing data cross-referenced against live Costa del Sol market signals.
Absolute Estepona is not priced against average Estepona resale stock. It is a premium new-build product with the specification, plot quality and amenity package that the broader resale market typically does not match. At €5,649 per built m² the relevant question is whether the premium is justified against comparable new-build completions, not whether it beats the area's median of €3,422/m².

What every unit receives
Living in Estepona
Mornings are uncomplicated here. A golf academy sits 126 metres from the gate and Estepona Golf is four minutes by car, so a round before lunch is a decision rather than an expedition. The sand is a short walk, roughly 550 metres and Playa de la Galera runs beneath the old Torre de la Sal watchtower, broad and quiet outside high August.
The practical side holds up. There is a supermarket 500 metres away, Mercadona and Aldi within four minutes, a pharmacy three minutes off and the Hospital de Alta Resolución de Estepona at the same distance. Restaurante La Casona is 600 metres from the entrance for evenings when nobody wants to cook, with more choice again along the front.
Estepona port and the old town are nine minutes east, all whitewashed lanes and hanging flowerpots. Puerto de la Duquesa is eleven minutes the other way. Gibraltar sits around 30 km down the coast for short-haul flights and Málaga airport is roughly 70 km in the opposite direction. Average highs of 22.1°C and lows of 15.6°C mean the terraces and gardens are used for most of the year, not just July.

Residency planning for non-EU buyers
Spain's property-based Golden Visa route closed to new applicants on 3 April 2025. Non-EU buyers acquiring property at this value still have residency routes — non-lucrative visa, digital-nomad visa, and case-specific options — depending on circumstances. We introduce regulated immigration counsel before any commitment.
