Birdie Hills
Project lifecycle
Birdie Hills, in context.
Birdie Hills stands on rising ground inside Estepona Golf, a few hundred metres from the course and four minutes from the sand by car. The homes are apartments and penthouses of two or three bedrooms, 70 m² to 115 m² built, with south-east and west orientations that carry daylight from breakfast through to the last hour of the evening.
Published developer material describes a wider scheme of 68 to 72 homes.
What sells it is the outlook. Every home looks onto open green, with terraces sized to be lived on rather than admired, private gardens at ground level and rooftop solariums on the penthouses. Interiors are open-plan behind large windows, with fitted kitchens and two bathrooms, one en suite. Storage rooms and underground parking come as standard.
The technical specification is current: aerothermal heating and cooling, reinforced thermal insulation and double glazing.
Prices run from €325,000 to €730,000, the upper end reflecting the largest penthouses and their terraces. With eight homes left and completion set for the first quarter of 2028, the choice of floor, aspect and terrace type is narrowing rather than widening. This is a golf address in the literal sense, bought early.

The off-plan discount, stage by stage
Off-plan entry typically offers the largest pricing headroom at the earliest stages. The advantage narrows as construction progresses — at completion the unit is priced at market. Birdie Hills currently sits in the Off-plan band.
Construction is scheduled to begin in Q4 2026 with delivery in Q1 2028, so payment is staged rather than due in full at purchase. Thirty-two of the 40 homes in this release are gone. Eight remain and with them a shrinking choice of floor, aspect and terrace type. On price, entry homes work out near €4,600 per square metre against a local resale median of €3,419. That gap buys current build specification, aerothermal systems, insulation to modern standards and no renovation budget. Resale stock in Estepona Golf averages 232 days on the market, which says something about the age of what is competing.
Why buyers reserve at this stage
Personalisation window
Reserving during the Off-plan phase gives buyers genuine input into layout, finishes and basement use ahead of handover, a window that closes as the build advances.
Scarcity and specification
8 of 40 units remain. The plot sizes, orientation and amenity package on this scheme are not easily replicated in the immediate resale stock.
Risk-managed entry
Spanish new-build buyers are protected by staged payments held under bank guarantee, ten-year structural warranty and full licence review. Roccabox brokers all of this through regulated counsel.
The premium, contextualised
Useful context — not a substitute for unit-level valuation. Pricing data cross-referenced against live Costa del Sol market signals.
Birdie Hills is not priced against average Estepona resale stock. It is a premium new-build product with the specification, plot quality and amenity package that the broader resale market typically does not match. At €4,643 per built m² the relevant question is whether the premium is justified against comparable new-build completions, not whether it beats the area's median of €3,422/m².

What every unit receives
Living in Estepona
Golf is the organising principle. Estepona Golf is 281 metres from the gate, with Azata Golf and the Albayt academy both inside two kilometres, so three courses are playable before the heat builds. The beach is a four-minute drive, taking in the quieter stretches west of town and Costa Natura. Estepona port sits ten minutes away and after that the old town with its painted streets and hanging flower pots.
Practical life is close by. Mercadona is under two kilometres down the hill, Aldi a little beyond it. The Hospital de Alta Resolución de Estepona is three minutes away, which matters more to buyers than they usually admit. Restaurants at the foot of the slope cover sushi, tapas and Andalusian cooking, all within a four-minute drive. The bus station is 800 metres from the development.
Marbella and Puerto Banús take 25 to 30 minutes on the A-7, Gibraltar around 40 minutes and Málaga airport roughly an hour. The weather does the rest. Average highs of 21.9°C against lows of 15.3°C across the year mean the terrace earns its square metres in February as readily as in July, which is the whole argument for buying somewhere with a terrace this size.
