Amaris Villas is a seventeen-house enclave on the slope above Estepona Golf, at the point where the coastal plain starts to lift towards the foothills of the Sierra Bermeja. It suits buyers who want a detached home with its own garden and pool, a golf course within walking distance and Estepona town a few minutes down the hill. Four villas have already found owners, leaving thirteen.
The architecture is disciplined rather than showy: clean horizontal lines, floor-to-ceiling glazing, natural stone against white render and flat roofs turned into solariums. Living areas open onto deep terraces, so the boundary between the sofa and the pool terrace more or less disappears by April.
From the upper levels the eye runs across the fairways to the Mediterranean and the coastline towards Estepona; turn inland and Los Reales fills the horizon. Three design styles are offered and buyers can personalise finishes, flooring and cabinetry.
Handover is scheduled for Q4 2028. The Spanish registry still records the parcel as urban land under urbanisation works, which is consistent with a project at the start of its build cycle rather than near the end of one.

Living in Estepona
Life here begins on the fairway. Azata Golf starts 155 metres from the development, Estepona Golf sits 1.5 km down the road and the nearest clubhouse restaurant is a two-minute drive, which makes an early nine followed by breakfast an unremarkable weekday habit. The coast is closer than most hillside villas manage: sand in roughly four minutes, including the quieter stretch at Costa Natura and Puerto Estepona with its fishing boats, beach clubs and seafood terraces about eight minutes east.
Day-to-day practicalities are settled. Aldi and Mercadona are four minutes away, a pharmacy sits at a similar distance and the Hospital de Alta Resolución de Estepona is three minutes from the gate, which matters more than buyers expect it to.
A large gym is nine minutes down the hill and Estepona's tennis and padel club is a quarter of an hour along the coast.
The climate does the rest. Average highs of 21.8°C and lows of 15.2°C across the year mean the terrace and pool are in use for most of it and the low winter sun reaches deep into rooms designed around glass.
