Amaris Villas
Project lifecycle
Amaris Villas, in context.
Amaris Villas is a boutique collection of seventeen contemporary villas on a hillside plot in the Estepona Golf district, aimed at buyers who want the space and privacy of Marbella's western edge without its density. Set where the coast meets the foothills of the Sierra Bermeja, the villas frame the fairways of neighbouring Azata Golf — 155 metres away — with the Mediterranean beyond and Los Reales rising to the north.
Homes range from three to four bedrooms, with built areas of 259 to 397 m² on plots of 403 to 656 m². Architecture pairs clean modernist lines with natural stone, crisp render and flat-roof solariums; every principal bedroom faces the golf and mountains. Two of the seventeen are already reserved, leaving fifteen available. Completion is scheduled for the final quarter of 2028, with construction under way.

The off-plan discount, stage by stage
Off-plan entry typically offers the largest pricing headroom at the earliest stages. The advantage narrows as construction progresses — at completion the unit is priced at market. Amaris Villas currently sits in the Under construction band.
With construction under way and completion set for Q4 2028, buyers can still personalise finishes, flooring and cabinetry through the developer's specification programme — a window that closes as the build progresses. Scarcity is real: fifteen of seventeen villas remain. The starting price of €1.59m reflects new-build villa positioning above the resale median of €3,313 per m², but buys larger plots, warranties and the customisation that finished resale stock cannot offer.
Why buyers reserve at this stage
Personalisation window
Reserving during the Under construction phase gives buyers genuine input into layout, finishes and basement use ahead of handover, a window that closes as the build advances.
Scarcity and specification
15 of 17 units remain. The plot sizes, orientation and amenity package on this scheme are not easily replicated in the immediate resale stock.
Risk-managed entry
Spanish new-build buyers are protected by staged payments held under bank guarantee, ten-year structural warranty and full licence review. Roccabox brokers all of this through regulated counsel.
The premium, contextualised
Useful context — not a substitute for unit-level valuation. Pricing data cross-referenced against live Costa del Sol market signals.
Amaris Villas is not priced against average Estepona resale stock. It is a premium new-build product with the specification, plot quality and amenity package that the broader resale market typically does not match. At €6,139 per built m² the relevant question is whether the premium is justified against comparable new-build completions, not whether it beats the area's median of €3,286/m².

What every unit receives
Living in Estepona
The setting is quiet and golf-fronted, yet close to daily life. The nearest beach is roughly four minutes by car, with Puerto de Estepona and its restaurants about eight. Casa del Club sits a couple of minutes away, and Aldi, Mercadona and a pharmacy are all within four minutes. The Hospital de Alta Resolución de Estepona is three minutes' drive.
The climate is temperate rather than extreme — average highs of 21.8°C and lows of 15.2°C — supporting the year-round outdoor living the design assumes, with private pools and rooftop solariums. Gibraltar airport is about 66 minutes by road; Málaga is further, roughly two and a quarter hours. This is Estepona West: golf, unspoilt coast and protected landscape, positioned as a calmer alternative to central Marbella.

Residency planning for non-EU buyers
Spain's property-based Golden Visa route closed to new applicants on 3 April 2025. Non-EU buyers acquiring property at this value still have residency routes — non-lucrative visa, digital-nomad visa, and case-specific options — depending on circumstances. We introduce regulated immigration counsel before any commitment.
