Etherna Homes Phase II
Project lifecycle
Etherna Homes Phase II, in context.
Etherna Homes Phase II occupies a hillside position in Valle Romano, the golf enclave that climbs behind Estepona and falls away south towards the bay. The scheme runs to one, two and three-bedroom apartments set across six low-rise buildings, sized from 65 m² to 138 m² and priced between €269,000 and €558,000. It will suit the buyer who wants a lock-up-and-leave on the coast with a fairway at the door, sand five minutes down the hill and Estepona old town near enough for a Saturday morning without having to live in the middle of it.
Every apartment faces south and that one decision does most of the work. Floor-to-ceiling glass pulls light through the living space from first thing until the sun drops behind the ridge, with the green of the golf course in the middle distance and the Mediterranean behind it.
Living, dining and kitchen areas run together and open onto the terrace, which is where the year is actually spent. Shared amenities cover a pool, an indoor fitness centre, a gourmet lounge and planted gardens using native species. The complex is gated with a manned security checkpoint.
One honest note on numbers: the developer's material describes 144 homes across the complex, while the figures we hold for Phase II count 81, of which 51 are sold and 30 remain. Completion is scheduled for May 2028. At this rate of take-up, the choice of aspect and floor level will thin well before then.

The off-plan discount, stage by stage
Off-plan entry typically offers the largest pricing headroom at the earliest stages. The advantage narrows as construction progresses — at completion the unit is priced at market. Etherna Homes Phase II currently sits in the Off-plan band.
Phase II is under construction with handover set for May 2028, so a reservation now buys time as much as bricks: staged payments across roughly two and a half years and first pick of what is left. Thirty of the 81 units remain, the other 51 committed, which narrows aspect and floor level quickly. On price, be clear-eyed. Valle Romano resale stock trades near €2,387 per m² and sits on the market an average of 183 days. Etherna's pricing works out closer to €4,000 per m². That premium buys current construction standards, a south-facing terrace and an included garage and storeroom, not a discount.
Why buyers reserve at this stage
Personalisation window
Reserving during the Off-plan phase gives buyers genuine input into layout, finishes and basement use ahead of handover, a window that closes as the build advances.
Scarcity and specification
30 of 81 units remain. The plot sizes, orientation and amenity package on this scheme are not easily replicated in the immediate resale stock.
Risk-managed entry
Spanish new-build buyers are protected by staged payments held under bank guarantee, ten-year structural warranty and full licence review. Roccabox brokers all of this through regulated counsel.
The premium, contextualised
Useful context — not a substitute for unit-level valuation. Pricing data cross-referenced against live Costa del Sol market signals.
Etherna Homes Phase II is not priced against average Estepona resale stock. It is a premium new-build product with the specification, plot quality and amenity package that the broader resale market typically does not match. At €4,138 per built m² the relevant question is whether the premium is justified against comparable new-build completions, not whether it beats the area's median of €3,422/m².

What every unit receives
Living in Estepona
The first tee at Azata Golf is roughly 600 metres from the door and Estepona Golf a little over two kilometres beyond, so a round before lunch requires no more planning than finding your shoes. Casa del Club sits about 400 metres away for whatever follows. The nearest beach is 2.6 km down the hill, five minutes by car, with the naturist strand at Costa Natura just past it. Puerto Estepona and its fish restaurants are eight minutes.
Day to day, the practical things are close. Aldi and Mercadona are both around five minutes, a pharmacy the same and the Hospital de Alta Resolución de Estepona four minutes away. The tennis and padel club is a quarter of an hour east. Gibraltar and its runway lie some 34 km down the coast, Málaga around 69 km in the other direction, which makes this a manageable weekend proposition from northern Europe rather than a summer-only house.
Then there is the weather, which is the quiet reason people buy here. Average highs of 21.6C and lows of 15C across the year mean the terrace stays in use through February and the south orientation holds the light from morning until the hill takes it.
