Eagle Hills
Project lifecycle
Eagle Hills, in context.
Eagle Hills sits inside Estepona Golf, a quiet pocket of the western Costa del Sol where the first fairway begins roughly 180 metres from the door. The full scheme runs to 111 apartments of one, two and three bedrooms, arranged so the buildings step back as they rise and each home looks outward rather than at its neighbour. Interiors range from 51 m² to 131 m², priced between €320,000 and €495,000, with completion scheduled for 2029.
The terrace is what distinguishes the design. Ground-floor homes open onto private gardens, the middle floors carry deep outdoor rooms and the penthouses take in the golf course, the Sierra Bermeja ridge and the Mediterranean in a single sweep.
In most apartments the bedrooms open directly onto the terrace too, which is rarer than it sounds and hard to retrofit.
Communal space is treated as a social club rather than an afterthought: an outdoor pool, a second pool on the solarium level with lounge areas, an indoor heated pool with sauna, a gym, planted gardens and a shared lounge that doubles as a work space.
Of the release currently on our books, 32 homes, 21 are committed and 11 remain. Set against a local listing average of €4,343 per m², the larger apartments here work out closer to €3,800. That, in short, is the case.

The off-plan discount, stage by stage
Off-plan entry typically offers the largest pricing headroom at the earliest stages. The advantage narrows as construction progresses — at completion the unit is priced at market. Eagle Hills currently sits in the Off-plan band.
Buying now, four years before the 2029 handover, means choosing floor, orientation and terrace depth while 11 homes remain from the current release of 32. Those decisions are gone once the building tops out and the penthouses and garden-level units are always the first to go. Payments are staged through construction rather than committed in a single sum. The pricing case is straightforward: average asking values in Estepona Golf have moved from around €3,300 per m² a year ago to roughly €3,400 today, while resale stock sits on the market for an average of 232 days. New build at this level, with parking and storage included, is not being replaced quickly.
Why buyers reserve at this stage
Personalisation window
Reserving during the Off-plan phase gives buyers genuine input into layout, finishes and basement use ahead of handover, a window that closes as the build advances.
Scarcity and specification
11 of 32 units remain. The plot sizes, orientation and amenity package on this scheme are not easily replicated in the immediate resale stock.
Risk-managed entry
Spanish new-build buyers are protected by staged payments held under bank guarantee, ten-year structural warranty and full licence review. Roccabox brokers all of this through regulated counsel.
The premium, contextualised
Useful context — not a substitute for unit-level valuation. Pricing data cross-referenced against live Costa del Sol market signals.
Eagle Hills is not priced against average Estepona resale stock. It is a premium new-build product with the specification, plot quality and amenity package that the broader resale market typically does not match. At €6,275 per built m² the relevant question is whether the premium is justified against comparable new-build completions, not whether it beats the area's median of €3,422/m².

What every unit receives
Living in Estepona
Life here is organised around the green. Estepona Golf begins a short walk from the buildings, Azata Golf is three minutes by car and the Albayt academy sits about the same distance away, so a nine-hole round before the heat builds is entirely realistic. The nearest beach is 2.2 km down the hill, four minutes in the car and the wider coastline unrolls from there towards Costa Natura and the quieter sands west of town.
Practical life is close at hand. Mercadona and Aldi are within four minutes, as is the local pharmacy and the Hospital de Alta Resolución de Estepona is 1.3 km away, which matters more to buyers than brochures usually admit. A cluster of restaurants, from sushi to a traditional venta, sits around two kilometres off. Puerto Estepona and its marina terraces are ten minutes by road, La Duquesa thirteen.
The climate does the rest. Average highs of 21.8°C and lows of 15.3°C across the year mean the terrace is usable in February as well as August. Marbella and Puerto Banús lie a short drive east, Sotogrande and Gibraltar to the west, with Gibraltar's runway around 31 km away and Málaga roughly 70 km along the coast.
