LOOA Estepona
Project lifecycle
LOOA Estepona, in context.
LOOA is a small apartment project in the heart of Estepona, within walking distance of the marina, the beaches and the whitewashed lanes of the old town. Published sales material refers to 22 homes; the current release we are working from lists 18, of which nine are already reserved. Either way the scale is deliberately modest. Every residence has three bedrooms and two bathrooms, with interiors of 77 m² to 101 m² and prices from €549,000 to €1,050,000.
The architecture is what sets it apart from the standard coastal block. A curved façade gives the building a softer silhouette, wraparound terraces step across each level and floor-to-ceiling glazing draws light deep into the living space.
South and south-west orientation keeps the main rooms bright from late morning until the sun drops behind the Sierra Bermeja. Published material also describes an infinity pool, a rooftop terrace, communal gardens and underground parking with storage.
Completion is scheduled for Q4 2028 and the Catastro entry still records the parcel as urbanised land with no construction on it, exactly as expected pre-build. That is the trade: a four-year horizon in return for first pick of floor, aspect and terrace in a building of fewer than two dozen homes.

The off-plan discount, stage by stage
Off-plan entry typically offers the largest pricing headroom at the earliest stages. The advantage narrows as construction progresses — at completion the unit is priced at market. LOOA Estepona currently sits in the Off-plan band.
Half the current release has gone before completion, which leaves nine three-bedroom apartments and the better part of four years to run. Buying now means choosing floor, orientation and terrace size rather than accepting what remains in 2028 and paying in staged instalments across the build rather than in one movement. On price, the wider area records a median of €3,422/m² and an average of €4,242/m², with resale stock sitting on the market around 172 days. LOOA is priced above those benchmarks, as new-build at this address and this density usually is. What you are underwriting is scarcity in walking distance of the port, not square metres alone.
Why buyers reserve at this stage
Personalisation window
Reserving during the Off-plan phase gives buyers genuine input into layout, finishes and basement use ahead of handover, a window that closes as the build advances.
Scarcity and specification
9 of 18 units remain. The plot sizes, orientation and amenity package on this scheme are not easily replicated in the immediate resale stock.
Risk-managed entry
Spanish new-build buyers are protected by staged payments held under bank guarantee, ten-year structural warranty and full licence review. Roccabox brokers all of this through regulated counsel.
The premium, contextualised
Useful context — not a substitute for unit-level valuation. Pricing data cross-referenced against live Costa del Sol market signals.
LOOA Estepona is not priced against average Estepona resale stock. It is a premium new-build product with the specification, plot quality and amenity package that the broader resale market typically does not match. At €7,130 per built m² the relevant question is whether the premium is justified against comparable new-build completions, not whether it beats the area's median of €3,422/m².

What every unit receives
Living in Estepona
This is town living rather than gated-resort living and that is the appeal. A pharmacy sits 556 m away, the first restaurants around 400 m and three supermarkets including Mercadona and Lidl are all inside 620 m, so a car is optional for most of the week.
1 km on foot or a two-minute drive, which puts the fishing port, the chiringuitos and the Sunday market within easy reach.
Golfers have Azata Golf roughly seven minutes away and Estepona Golf about ten. The tennis and padel club is five kilometres inland and there is a gym just over a kilometre from the door. For peace of mind, the Hospital de Alta Resolución de Estepona is 3.6 km away, with Hospiten at 7.5 km.
The climate does the rest. Average highs of 22°C and lows of 15.4°C mean terrace life runs most of the year. Gibraltar is around 35 km west, Málaga airport roughly 65 km east along the AP-7.

Residency planning for non-EU buyers
Spain's property-based Golden Visa route closed to new applicants on 3 April 2025. Non-EU buyers acquiring property at this value still have residency routes — non-lucrative visa, digital-nomad visa, and case-specific options — depending on circumstances. We introduce regulated immigration counsel before any commitment.
