Maralto
Project lifecycle
Maralto, in context.
Maralto is a gated apartment community in the Las Mesas district of Estepona, positioned between the Mediterranean and the Sierra Bermeja and aimed at buyers who want a coastal base with everything within walking reach. The scheme runs from compact one-bedroom homes of around 60 m² to three-bedroom residences of up to 156 m², with prices from €479,000. Designed by the Costa del Sol architectural practice behind the project, the buildings favour flowing curves, floor-to-ceiling glazing and terraces that pull the interior towards the sea and mountains, with north-south cross ventilation built into the layouts.
Construction is under way, with delivery guided for summer 2028. Of 79 units, 63 are now sold and 16 remain available — an unusually advanced sales position for a project still in build, and a signal of how quickly Las Mesas is being reshaped.

The off-plan discount, stage by stage
Off-plan entry typically offers the largest pricing headroom at the earliest stages. The advantage narrows as construction progresses — at completion the unit is priced at market. Maralto currently sits in the Under construction band.
With 63 of 79 homes already committed and only 16 left, Maralto offers a narrow window to buy off-plan before completion in summer 2028. Local resale apartments average roughly €3,380 per m², and Maralto's smallest homes sit above that on new-build quality, resort-style amenities and a district undergoing rapid transformation. Buying now secures current pricing and choice of the remaining stock ahead of delivery, in an area where turnover is accelerating.
Why buyers reserve at this stage
Personalisation window
Reserving during the Under construction phase gives buyers genuine input into layout, finishes and basement use ahead of handover, a window that closes as the build advances.
Scarcity and specification
16 of 79 units remain. The plot sizes, orientation and amenity package on this scheme are not easily replicated in the immediate resale stock.
Risk-managed entry
Spanish new-build buyers are protected by staged payments held under bank guarantee, ten-year structural warranty and full licence review. Roccabox brokers all of this through regulated counsel.
The premium, contextualised
Useful context — not a substitute for unit-level valuation. Pricing data cross-referenced against live Costa del Sol market signals.
Maralto is not priced against average Estepona resale stock. It is a premium new-build product with the specification, plot quality and amenity package that the broader resale market typically does not match. At €7,983 per built m² the relevant question is whether the premium is justified against comparable new-build completions, not whether it beats the area's median of €3,382/m².

What every unit receives
Living in Estepona
The setting is urban Estepona rather than a remote resort strip, and the numbers show it. A Mercadona sits 261 m away, with ALDI and Lidl close behind, and a pharmacy is a minute on foot.
Restaurants begin at your doorstep — Bar Restaurante El Frenazo is barely 100 m away — while Playa del Cristo, La Rada and Puerto Estepona marina are all within a three-minute drive. The Hospital de Alta Resolución de Estepona is eight minutes out, and Azata Golf ten. The climate is reliably mild, averaging highs of 22°C and lows near 16°C across the year.
Málaga airport is about 65 km away; Gibraltar is the nearer option at 35 km.
