Las Mesas Sea Suites
Project lifecycle
Las Mesas Sea Suites, in context.
In Las Mesas, a residential quarter of Estepona within walking distance of the harbour, a building of only 30 apartments and penthouses is taking shape. Work began in the summer of 2024 and completion is scheduled for the third quarter of 2027. It is designed for buyers who want the sea in view and the town on foot, whether as a second home or as a permanent base for those who would rather stroll to lunch than drive to it.
Homes range from 101 to 166 m² built, with two or three bedrooms and two bathrooms. Living, dining and a fully equipped kitchen share one bright, open room that gives straight onto a generous terrace. Its glass balustrade keeps the sea view clear from the sofa. Bedrooms have built-in wardrobes and the principal suite has its own bathroom.
Residents share a swimming pool, a gym, a sauna and a Turkish bath, plus a co-working room for anyone who brings the office along. Parking and a storage room come with every home.
Buyers have moved quickly. Twenty-one of the 30 homes are sold, leaving nine. Prices run from €570,000 to €820,000. On our reading that works out at roughly €4,900 to €5,650 per m², a clear premium to the broad Costa del Sol median of about €3,429 per m². That benchmark mixes older resale stock along the whole coast and carries only modest confidence. What the premium buys here is new construction, communal spa facilities and an address where the car can stay in the garage.

The off-plan discount, stage by stage
Off-plan entry typically offers the largest pricing headroom at the earliest stages. The advantage narrows as construction progresses — at completion the unit is priced at market. Las Mesas Sea Suites currently sits in the Under construction band.
This is no longer a speculative scheme. Construction has been under way since summer 2024, with completion scheduled for Q3 2027. Seventy per cent of the building is already sold and only nine homes remain, so the choice of layout, floor and orientation narrows with each reservation. Buying now still leaves time to review the specification and finish options before handover. Two cautions apply. Delivery dates are estimates that can move. Holiday letting also requires a licence plus community approval, so rental plans should be checked before committing. Roccabox can walk you through both, along with the remaining layouts.
Why buyers reserve at this stage
Personalisation window
Reserving during the Under construction phase gives buyers genuine input into layout, finishes and basement use ahead of handover, a window that closes as the build advances.
Scarcity and specification
9 of 30 units remain. The plot sizes, orientation and amenity package on this scheme are not easily replicated in the immediate resale stock.
Risk-managed entry
Spanish new-build buyers are protected by staged payments held under bank guarantee, ten-year structural warranty and full licence review. Roccabox brokers all of this through regulated counsel.
The premium, contextualised
Useful context — not a substitute for unit-level valuation. Pricing data cross-referenced against live Costa del Sol market signals.
Las Mesas Sea Suites is not priced against average Estepona resale stock. It is a premium new-build product with the specification, plot quality and amenity package that the broader resale market typically does not match. At €5,644 per built m² the relevant question is whether the premium is justified against comparable new-build completions, not whether it beats the area's median of €3,124/m².

What every unit receives
Living in Estepona
Daily life here runs on foot. A pharmacy is under 200 metres away. Lidl and Mercadona sit within about 400 metres and there are cafés and restaurants inside a five-minute walk. The town centre is roughly 15 minutes away on foot, the whitewashed walls and cobbled lanes of the old town about 30.
The sea is closer still. Playa del Cristo lies around 1.2 km away and La Rada, with its long promenade and chiringuitos, about 1.3 km. Puerto Estepona, the marina, is under a kilometre off, which makes it an easy choice for an evening drink among the masts. Golfers have Azata Golf seven minutes away by car, Estepona Golf ten and Finca Cortesín roughly 15. The tennis and padel club is a ten-minute drive.
The annual average high is 22°C, with lows around 15°C, so the terrace stays in use for most of the year. Marbella is about 30 minutes away. Gibraltar airport is roughly 45 minutes and Málaga airport about 55. The Hospital de Alta Resolución de Estepona is eight minutes by car.

Residency planning for non-EU buyers
Spain's property-based Golden Visa route closed to new applicants on 3 April 2025. Non-EU buyers acquiring property at this value still have residency routes — non-lucrative visa, digital-nomad visa, and case-specific options — depending on circumstances. We introduce regulated immigration counsel before any commitment.
