Maria Caridad
Project lifecycle
Maria Caridad, in context.
Estepona's casco antiguo is one of the few places left on this coast where the streets still belong to the people who live on them. Maria Caridad sits inside it, on a quiet lane a short walk from Plaza de las Flores and two streets back from the sand. Six townhouses, five of them still available, built from scratch but in the language of the traditional Andalucian casamata: whitewashed walls, wooden shutters, black ironwork and hand-laid decorative tile.
Indoors the vocabulary changes. The homes rise across three levels, from a compact two-bedroom layout of around 125 m² to three-bedroom designs of more than 214 m², with en-suite bathrooms, a private patio at ground level and a roof terrace above the old tiled roofs.
Several houses have two terraces, one of them generous enough to live on through the summer. Structure is solid concrete under plastered walls, roofs are traditional tile and the joinery was made locally.
Casa Teresa, dressed in collaboration with a local interior designer, serves as the show home and reads as the honest test of the scheme: Mediterranean tiling and shutters against open-plan, bright, contemporary rooms. Construction is complete, so what you walk through is what you buy. In a historic centre where buildable plots have effectively run out, that is the rarer proposition.

Why buyers reserve at this stage
Personalisation window
Reserving during the Completed phase gives buyers genuine input into layout, finishes and basement use ahead of handover, a window that closes as the build advances.
Scarcity by design
Only 6 residences across the entire scheme. The reservation list opens ahead of public launch — early registrants secure unit selection and pricing before the broader market is contacted.
Risk-managed entry
Spanish new-build buyers are protected by staged payments held under bank guarantee, ten-year structural warranty and full licence review. Roccabox brokers all of this through regulated counsel.
Your purchase is in safe hands
Licensed, regulated and trusted since 2017. We verify every development before listing it.

What every unit receives
Living in Estepona
Life here is measured in footsteps rather than drive times. The morning starts with coffee taken at a table on one of the flower-hung pedestrian streets that made Estepona's old town famous, then a walk of a few minutes to the beach and the seafront promenade.
Plaza de las Flores, the social centre of the town, is close enough that you would never think of driving to it.
The climate does most of the work. Average highs of 22.6°C and lows of 16.1°C across the year mean the patio is usable long past September and the roof terrace becomes the real living room from spring onwards, with the tiled rooftops of the old town below and the sea within earshot.
The wider Costa del Sol is still on the doorstep for golf, marinas and the airport run, but the point of a house on Calle Caridad is that you can leave the car parked for days at a time.
