Tyrian Residences sits a few metres from the water at the entrance to one of the most attractive promenades on the Costa del Sol, roughly halfway between Marbella and Sotogrande and it is built for buyers who want villa proportions without villa upkeep.

The design brief was villas in the sky, which for once is a fair description. Every penthouse has its own lift and a supergarage of up to 200 sq m, enough for five cars and arranged closer to a private showroom than a parking bay.
Shared space totals 1,400 sq m: a 700 m² spa with indoor pool, saunas and hammam, a Technogym-equipped gym, yoga and pilates studios, a cinema room, golf simulator, kids' club and a 17-metre infinity pool on the roof.
Prices open at €3.5m, with the largest penthouses reported at around €8.5m. Construction has passed the halfway mark and completion is set for the second half of 2026. Twenty of the forty homes remain unsold.

Life here begins on foot. The sea is metres away, the Paseo Marítimo runs from the door and residents hold exclusive access to a beach club on the sand, which turns a Tuesday morning swim into something closer to a routine than an outing. Estepona's port and old town are minutes away, with seafood restaurants along the harbour, artisan markets at weekends and the flower-filled streets that earned the town its reputation as the garden of the Costa del Sol.
Golfers are spoilt: more than thirty courses lie within a short drive, spread across the hills between Estepona, Benahavís and Sotogrande. International schools are close enough for a school run that does not eat the morning and Marbella is a straightforward coastal drive east. Málaga airport is under an hour, which matters if you intend to arrive on a Friday evening and be on the terrace by dinner.
