Ayana Estepona
Project lifecycle
Ayana Estepona, in context.
Ayana occupies a quiet stretch of Estepona's New Golden Mile, five minutes from the town centre and a 500-metre walk from the sand. The wider scheme runs to 140 apartments and penthouses inside a gated, 24-hour-secured estate and what Roccabox holds now is the tail end of it: three homes remaining from a tracked release of 29, with 26 already sold. All three are three-bedroom residences, ranging from 200 m² to 424 m² built and priced between €965,000 and €1,595,000.
The gardens are the point of the place. Roughly 27,000 m² of tropical planting wraps the buildings, threaded with two outdoor pools, one of them heated, a children's pool and a casual dining terrace.
The clubhouse carries a gym, a spa, an indoor pool and a lounge that works perfectly well as a desk on a wet January morning, with concierge on hand for the small logistics of a second home. Ground-floor homes open onto private gardens.
Specification runs to underfloor heating, integrated appliances and wireless smart-home automation as standard, unusual at apartment level on this coast. Priced at roughly €4,800 per m² at entry, Ayana sits above the area median of €3,423 per m². That gap is the spec, the gardens and the address. With three homes left, the choice is narrow and it will not widen.

The off-plan discount, stage by stage
Off-plan entry typically offers the largest pricing headroom at the earliest stages. The advantage narrows as construction progresses — at completion the unit is priced at market. Ayana Estepona currently sits in the Completed band.
Ayana is no longer a plan on paper. The buildings are finished, the gardens are established and handover is set for early 2026, which removes the two risks that trouble most buyers on this coast: construction delay and a specification that arrives softer than the brochure promised. You can walk the clubhouse, test the spa and stand on the solarium before you commit. What remains is scarcity. Three homes from 29, in a scheme of 140 that sold steadily and the three-bedroom format at 200 m² and above is the one resale stock in the area rarely matches. Area values have moved up through the past twelve months. This release will not be repeated.
Why buyers reserve at this stage
Personalisation window
Reserving during the Completed phase gives buyers genuine input into layout, finishes and basement use ahead of handover, a window that closes as the build advances.
Scarcity and specification
3 of 29 units remain. The plot sizes, orientation and amenity package on this scheme are not easily replicated in the immediate resale stock.
Risk-managed entry
Spanish new-build buyers are protected by staged payments held under bank guarantee, ten-year structural warranty and full licence review. Roccabox brokers all of this through regulated counsel.
The premium, contextualised
Useful context — not a substitute for unit-level valuation. Pricing data cross-referenced against live Costa del Sol market signals.
Ayana Estepona is not priced against average Estepona resale stock. It is a premium new-build product with the specification, plot quality and amenity package that the broader resale market typically does not match. At €4,825 per built m² the relevant question is whether the premium is justified against comparable new-build completions, not whether it beats the area's median of €3,124/m².

What every unit receives
Living in Estepona
Life here is measured in short distances. Playa del Padrón is 663 metres away and Playa de Punta Plata under a kilometre, close enough that the morning swim becomes habit rather than an outing. Wild Café sits less than 300 metres from the gates and Golden Beach Bar a little beyond it, so lunch rarely requires the car. Aldi is 829 metres away, Carrefour two kilometres and a pharmacy sits within a three-minute drive.
Estepona's old town, with its painted streets and the fishing port at Puerto Estepona, is ten minutes by road. El Club de Tenis y Pádel Estepona and Gimnasio Supera are both around six minutes, as is Hospital Hospiten de Estepona, which matters more than buyers expect. Golfers have Club de Golf El Coto de la Serena at nine minutes, Flamingos Golf at thirteen and Tramores at fifteen.
The climate does the rest. Average highs of 22.5°C and lows of 16°C across the year mean the terrace works in February as readily as in June and the heated pool covers the few weeks when the sea does not. Gibraltar lies 38 km west, Málaga airport 61 km east along the AP-7.

Residency planning for non-EU buyers
Spain's property-based Golden Visa route closed to new applicants on 3 April 2025. Non-EU buyers acquiring property at this value still have residency routes — non-lucrative visa, digital-nomad visa, and case-specific options — depending on circumstances. We introduce regulated immigration counsel before any commitment.
