Ocyan Luxury Villas
Project lifecycle
Ocyan Luxury Villas, in context.
Twelve villas stand on the hillside of La Resina, above Selwo in eastern Estepona, on the run of coast now known as the New Golden Mile. Half the collection has already sold. The six that remain are priced from €3.25m to €5.1m, in three and four bedroom layouts of between 260 m² and 511 m² built, each on a private plot of 1,000 m² to 2,010 m².
Each house has been set into the natural contours of the slope rather than cut against them, which is why the sea view from one villa differs from its neighbour. Light does most of the architectural work.
Double-height volumes draw the sun deep into the plan, tall glazing pulls the horizon indoors and the ground floor opens onto terraces, garden and a private pool. Kitchens, indoor and outdoor, are by Modulnova, the Italian house whose cabinetry reads more like joinery than fitted furniture.
Work is under way, with handover expected between 2026 and 2027. Buyers arriving at this stage still have room to shape interior finishes before fit-out closes. With six houses left and nothing behind them in a second phase, the question is less whether this pocket of Estepona holds its value and more which of the remaining plots carries the view you actually want.

The off-plan discount, stage by stage
Off-plan entry typically offers the largest pricing headroom at the earliest stages. The advantage narrows as construction progresses — at completion the unit is priced at market. Ocyan Luxury Villas currently sits in the Under construction band.
Six of the twelve villas have gone before completion, which removes most of the guesswork about demand. Building is already under way, so the usual pre-launch risk around planning and start dates does not apply here and delivery falls between 2026 and 2027. What remains is the buyer's window on specification: interiors, finishes and the Modulnova kitchen layout can still be shaped while fit-out is open, something no resale in La Resina offers. Pricing sits well above the Selwo average asking figure of roughly €2.0m, explained by plot sizes up to 2,010 m² and uninterrupted sea views. With homes in the area averaging 317 days on the market, the scarcity here is the point.
Why buyers reserve at this stage
Personalisation window
Reserving during the Under construction phase gives buyers genuine input into layout, finishes and basement use ahead of handover, a window that closes as the build advances.
Scarcity and specification
6 of 12 units remain. The plot sizes, orientation and amenity package on this scheme are not easily replicated in the immediate resale stock.
Risk-managed entry
Spanish new-build buyers are protected by staged payments held under bank guarantee, ten-year structural warranty and full licence review. Roccabox brokers all of this through regulated counsel.
The premium, contextualised
Useful context — not a substitute for unit-level valuation. Pricing data cross-referenced against live Costa del Sol market signals.
Ocyan Luxury Villas is not priced against average Estepona resale stock. It is a premium new-build product with the specification, plot quality and amenity package that the broader resale market typically does not match. At €12,500 per built m² the relevant question is whether the premium is justified against comparable new-build completions, not whether it beats the area's median of €3,282/m².

What every unit receives
Living in Estepona
This is golf country first. Club de Golf El Coto de la Serena is four minutes down the hill, Flamingos Golf five and Tramores seven, while La Resina Golf and Country Club sits close enough for a late nine holes followed by supper at the clubhouse. The nearest beach is a five minute drive, with Playa de Guadalmansa a minute further and the Arroyo las Cañas riverside promenade links the Selwo and Torrevigía districts down to Sonora Beach on foot or by bicycle.
Daily life is straightforward. Amarillo Coffee and Lounge is four minutes away, Jolly Rogers and El Caserio a similar hop and there are supermarkets within six. Hospital Hospiten de Estepona is three minutes from the gate, with HC Marbella around twenty.
Racquet players have the Villa Paderna club seven minutes away plus a large padel centre nearby with more than fifteen courts.
Puerto Estepona is a seventeen minute drive for lunch by the water, Puerto Banús roughly twenty-five. The climate does the rest: average highs of 22.1C and lows of 15.5C mean the terrace works in February as well as July.

Residency planning for non-EU buyers
Spain's property-based Golden Visa route closed to new applicants on 3 April 2025. Non-EU buyers acquiring property at this value still have residency routes — non-lucrative visa, digital-nomad visa, and case-specific options — depending on circumstances. We introduce regulated immigration counsel before any commitment.
