Capri Fase 3
Project lifecycle
Capri Fase 3, in context.
Capri Fase 3 closes out an apartment scheme set inside La Resina Golf and Country Club, on the rising ground behind Estepona's New Golden Mile. Eighty-three homes were released across the phase. Seven remain. The buyer here is someone who wants golf and the sea within minutes of the front door but would rather wake to mountains than to a promenade.
Homes run from two to three bedrooms, 101 m² to 132 m² built, priced between €449,000 and €774,000. The architecture is low and horizontal, with soft lines that follow the contours of the gardens rather than fight them and each block has been oriented to take the sun. Ground-floor apartments come with private gardens. The middle floors get deep terraces.
The penthouses carry solariums, which is where the outlook over golf, pine and distant water earns its keep at the end of the day.
The communal side has been taken seriously: two outdoor swimming pools, a fully equipped gymnasium, a sauna with shower area and a coworking room for the weeks when the laptop comes too. Construction is underway and completion is scheduled for the first quarter of 2028. With 76 of the 83 homes already sold, the decision is no longer whether to buy into the phase but which of the final seven suits.

The off-plan discount, stage by stage
Off-plan entry typically offers the largest pricing headroom at the earliest stages. The advantage narrows as construction progresses — at completion the unit is priced at market. Capri Fase 3 currently sits in the Under construction band.
Seven homes out of 83 is not a launch, it is the closing window. Construction is underway with handover set for the first quarter of 2028, so a buyer today still chooses floor, aspect and finishes while paying in stages rather than in one sum. Entry pricing of €449,000 for 101 m² sits above the €3,205/m² median for resale stock around La Resina, which is the usual new-build gap and it buys warranty, current build standards and communal facilities no older block nearby can match. Resale property in this area takes an average of 194 days to sell. Last units in a sold-out phase rarely take that long.
Why buyers reserve at this stage
Personalisation window
Reserving during the Under construction phase gives buyers genuine input into layout, finishes and basement use ahead of handover, a window that closes as the build advances.
Scarcity and specification
7 of 83 units remain. The plot sizes, orientation and amenity package on this scheme are not easily replicated in the immediate resale stock.
Risk-managed entry
Spanish new-build buyers are protected by staged payments held under bank guarantee, ten-year structural warranty and full licence review. Roccabox brokers all of this through regulated counsel.
The premium, contextualised
Useful context — not a substitute for unit-level valuation. Pricing data cross-referenced against live Costa del Sol market signals.
Capri Fase 3 is not priced against average Estepona resale stock. It is a premium new-build product with the specification, plot quality and amenity package that the broader resale market typically does not match. At €4,446 per built m² the relevant question is whether the premium is justified against comparable new-build completions, not whether it beats the area's median of €3,422/m².

What every unit receives
Living in Estepona
La Resina sits in the quiet green belt between Estepona and San Pedro de Alcántara, high enough for air and outlook, close enough that nothing takes long. Two golf courses lie within two kilometres, El Coto de la Serena and Flamingos, with Tramores a little further on. The nearest sand, Playa de Guadalmansa, is 2.5 km down the hill, roughly five minutes and Playa del Sol Villacana is barely further along the same stretch.
Day-to-day needs are handled in the village below: a Lidl and smaller shops within two kilometres, two pharmacies, cafés and a handful of long-established family restaurants a three to four minute drive away. Hospiten Estepona is two kilometres from the gates, which matters more to buyers than they usually admit.
Padel and tennis courts are five minutes out.
The climate does the rest. Average highs of 22.4°C and lows of 15.8°C across the year mean the terrace is in use in February as well as July and the solariums see far more service than a northern buyer expects.
