Zenity Indigo
Project lifecycle
Zenity Indigo, in context.
Zenity Indigo occupies a gentle rise on the western side of Estepona, in La Gaspara, close enough to the shore that the nearest sand is under 500 metres from the gate. The scheme runs to 33 homes of two, three and four bedrooms, held deliberately low-rise so that sightlines stay open and the building reads as a cluster of terraces rather than a block. Interiors measure between 134 m² and 192 m², priced from €645,000 to €1,315,000, with garage and storeroom included.
The specification is the part that rewards a second look. Underfloor heating, fully fitted kitchens, fitted wardrobes, double glazing and an A energy rating, with décor packages that buyers can choose between rather than inherit. Ground-floor homes come with private gardens.
Penthouses gain a solarium under a pergola and several duplex homes have pools of their own. Shared space is generous for a scheme this size: pool, gym, a multipurpose club room and planted gardens.
Construction is finished. Delivery is scheduled for the first quarter of 2026, which means a buyer sees the real thing rather than a render. Of the 18 units in our data, 13 have sold and five remain. One honest caveat: the A-7 is close, which is excellent for access but worth checking in person for road noise on the units nearest it.

The off-plan discount, stage by stage
Off-plan entry typically offers the largest pricing headroom at the earliest stages. The advantage narrows as construction progresses — at completion the unit is priced at market. Zenity Indigo currently sits in the Completed band.
Strictly speaking this is no longer an off-plan gamble. The building is complete, with handover set for the first quarter of 2026, so you inspect finishes, light and the actual sea view before committing. That removes the two risks buyers worry about most: delay and disappointment. Scarcity is the live issue instead. Thirteen of the 18 units in our data have gone and five are left, so choice of orientation and floor level is narrowing. On price, resale stock in La Gaspara trades around a €2,983/m² median against roughly €4,800/m² here. The gap buys an A-rated new build, underfloor heating, private parking, storage and terraces that resale apartments in this pocket rarely match.
Why buyers reserve at this stage
Personalisation window
Reserving during the Completed phase gives buyers genuine input into layout, finishes and basement use ahead of handover, a window that closes as the build advances.
Scarcity and specification
5 of 18 units remain. The plot sizes, orientation and amenity package on this scheme are not easily replicated in the immediate resale stock.
Risk-managed entry
Spanish new-build buyers are protected by staged payments held under bank guarantee, ten-year structural warranty and full licence review. Roccabox brokers all of this through regulated counsel.
The premium, contextualised
Useful context — not a substitute for unit-level valuation. Pricing data cross-referenced against live Costa del Sol market signals.
Zenity Indigo is not priced against average Estepona resale stock. It is a premium new-build product with the specification, plot quality and amenity package that the broader resale market typically does not match. At €4,813 per built m² the relevant question is whether the premium is justified against comparable new-build completions, not whether it beats the area's median of €3,422/m².

What every unit receives
Living in Estepona
This is a part of Estepona where the car stays parked more often than you would expect. The closest beach is a 479-metre walk and the stretch of coast here is among the quietest in the municipality, wide, unhurried and well away from the tourist crush. Restaurants sit within 400 metres of the entrance.
An Aldi is 614 metres away, a Mercadona under a kilometre, a pharmacy 765 metres.
Golfers have Azata Golf at 1.2 km and Estepona Golf at 2.3 km, both reachable in under five minutes. Puerto Estepona and its restaurants are a five-minute drive, as is the old town with its painted streets and flower-hung squares. A large gym chain is seven minutes out, tennis and padel courts about fifteen. Gibraltar airport is roughly 65 minutes by road, with Málaga the longer run up the coast.
The climate does the rest. Average highs of 22°C and lows of 15.4°C across the year mean the terrace works in February as well as July.

Spanish purchases involve taxes and fees that catch first-time international buyers off-guard. We surface every figure that matters.
Typical off-plan payment schedule
Spanish new-build purchases are typically paid in three staged instalments, with every euro held under bank guarantee until completion.
Total cost of ownership
Spanish mortgage scenario
Indicative non-resident mortgage on the slider price above. Spanish banks typically lend 60–70% LTV to non-residents over 20–25 years.
Investment outlook
Three scenarios our analysts model on every Costa del Sol off-plan deal.
Residency planning for non-EU buyers
Spain's property-based Golden Visa route closed to new applicants on 3 April 2025. Non-EU buyers acquiring property at this value still have residency routes — non-lucrative visa, digital-nomad visa, and case-specific options — depending on circumstances. We introduce regulated immigration counsel before any commitment.
