Metropolitan Homes
Project lifecycle
Metropolitan Homes, in context.
Metropolitan Homes stands on Calle Eugenio Gross in Málaga's Distrito Centro, a settled residential street where the city quietens into neighbourhood life without ever losing touch with it.
The building was delivered in June 2025: two seven-storey blocks holding 36 apartments around a wide interior courtyard, with a pool, a solarium and a communal lounge terrace on the roof.
The apartments were drawn for light rather than square metres alone. Corner windows and terraces facing south, east and west pull sun through the day and the higher floors look out across the rooftops towards the city. Bedrooms have en suite bathrooms. Layouts are open and unfussy. Every home comes with a garage space and a storeroom included in the price, which is rarer in central Málaga than buyers expect.
Two homes remain of the 36, the other 34 having sold. Both are two-bedroom, two-bathroom apartments of between 105 m² and 124 m² built, priced from €466,400 to €528,000. That sits above the Málaga median of €3,394 per m² recorded by Casafari, closer to the €4,388 per m² new-build average for the city. What the premium buys is certainty: a finished home, a working community, parking and storage already yours and no completion date left to wait for.

The off-plan discount, stage by stage
Off-plan entry typically offers the largest pricing headroom at the earliest stages. The advantage narrows as construction progresses — at completion the unit is priced at market. Metropolitan Homes currently sits in the Completed band.
Metropolitan Homes is no longer an off-plan proposition and that is the point. Handover took place in June 2025, the communal roof terrace and pool are in service and the community is established, so a buyer inspects the actual apartment rather than a render. Scarcity does the rest: 34 of the 36 homes have sold and only two remain, both two-bedroom, two-bathroom units with garage and storeroom already attached. Málaga's central market is running at a 176-day average time on market with prices per square metre rising steadily across the past twelve months. Buying finished stock here removes build risk, removes waiting and removes the question of what the final product looks like.
Why buyers reserve at this stage
Personalisation window
Reserving during the Completed phase gives buyers genuine input into layout, finishes and basement use ahead of handover, a window that closes as the build advances.
Scarcity and specification
2 of 36 units remain. The plot sizes, orientation and amenity package on this scheme are not easily replicated in the immediate resale stock.
Risk-managed entry
Spanish new-build buyers are protected by staged payments held under bank guarantee, ten-year structural warranty and full licence review. Roccabox brokers all of this through regulated counsel.
The premium, contextualised
Useful context — not a substitute for unit-level valuation. Pricing data cross-referenced against live Costa del Sol market signals.
Metropolitan Homes is not priced against average Málaga resale stock. It is a premium new-build product with the specification, plot quality and amenity package that the broader resale market typically does not match. At €4,442 per built m² the relevant question is whether the premium is justified against comparable new-build completions, not whether it beats the area's median of €3,394/m².

What every unit receives
Living in Málaga
This is a walking address rather than a driving one. A supermarket sits 171 metres from the door, a Mercadona 575 metres and the nearest café and neighbourhood restaurant are both inside 250 metres, the sort of places you end up using three times a week without ever deciding to. Pharmacies are a few minutes on foot. The Hospital Civil is 632 metres away and the Materno Infantil 853 metres, with the Regional Universitario just beyond, a detail that matters more to some buyers than any amenity list.
The historic centre, Calle Larios, the Vialia complex and the Javier Imbroda sports city all lie within a comfortable walk and El Perchel and María Zambrano stations put Madrid within reach in under three hours. Playa de San Andrés is five minutes by car, La Misericordia seven and the marina at Muelle Uno around four. Málaga airport is fifteen minutes.
Golf at the Parador course is a seventeen-minute drive along the coast road.
