Tierra Viva
Project lifecycle
Tierra Viva, in context.
Tierra Viva sits on a hillside in Los Jaralillos, in the upper reaches of Benahavís and it is aimed at a buyer who wants a house with an identity rather than simply a large one. Fifty-three villas are stepped across the slope at different levels so that no roof blocks another's view of the Mediterranean. Each home runs from 700 to 1,450 square metres of built area, on plots that agents marketing the scheme put at between 1,000 and 2,881 square metres.
The architecture takes its cue from Automobili Lamborghini and the borrowing goes well beyond a badge. Taut geometry, long horizontal lines and, in selected villas, a car lift that brings a vehicle up into the house itself, so the collection becomes part of the interior.
Every villa has its own pool, a sauna, a home cinema, a roof terrace, a multipurpose room that converts to a gym and a lift serving all floors.
Prices run from €8.4m to €11m, a long way above the Benahavís resale market, where large villas currently list between roughly €2.4m and €4.7m. What that premium buys is scarcity: 53 houses, a branded address of a kind Spain has not seen before and a hillside that cannot be repeated. Bedroom counts of four, five and six appear in third-party listings rather than the developer's own Spanish material, so confirm configuration before reserving. Construction is under way, with completion scheduled for June 2028.

The off-plan discount, stage by stage
Off-plan entry typically offers the largest pricing headroom at the earliest stages. The advantage narrows as construction progresses — at completion the unit is priced at market. Tierra Viva currently sits in the Under construction band.
This is not a paper launch. Construction is already under way for a June 2028 handover, which removes much of the early-stage risk while still leaving time to influence finishes and, more importantly, to choose position. On a tiered hillside the level and orientation of your plot dictates the view for the life of the house and the best of the 53 will be taken first. Off-plan also lets you stage payments across roughly three years rather than commit capital in one movement. Set against a Benahavís resale market averaging 285 days to sell, a limited branded collection with a fixed completion date is the scarcer proposition.
Why buyers reserve at this stage
Personalisation window
Reserving during the Under construction phase gives buyers genuine input into layout, finishes and basement use ahead of handover, a window that closes as the build advances.
Scarcity by design
Only 53 residences across the entire scheme. The reservation list opens ahead of public launch — early registrants secure unit selection and pricing before the broader market is contacted.
Risk-managed entry
Spanish new-build buyers are protected by staged payments held under bank guarantee, ten-year structural warranty and full licence review. Roccabox brokers all of this through regulated counsel.
The premium, contextualised
Useful context — not a substitute for unit-level valuation. Pricing data cross-referenced against live Costa del Sol market signals.
Tierra Viva is not priced against average Benahavís resale stock. It is a premium new-build product with the specification, plot quality and amenity package that the broader resale market typically does not match. At €12,000 per built m² the relevant question is whether the premium is justified against comparable new-build completions, not whether it beats the area's median of €3,326/m².

What every unit receives
Living in Benahavís
Benahavís is the quiet counterweight to the coast below. The village itself has built its reputation on restaurants rather than nightlife and it is the kind of place where lunch runs long and nobody hurries you out. From the Los Jaralillos hills, twelve golf clubs sit within easy reach, which makes a dawn round and a late breakfast at home an ordinary weekday rather than an occasion.
Marbella is roughly fifteen minutes away by car, with Puerto Banús and its marina, beach clubs and retail closer still.
The beaches are a short descent through the valley, so the working pattern for most owners is simple: mornings on the terrace, afternoons at sea level, evenings back in the hills where the temperature drops and the coastline turns into a field of lights.
The climate does much of the work. Average daily highs of 20.9°C and lows of 14.4°C across the year mean the pool terrace, the roof terrace and the garden are genuinely in use from February through to November, not just in August. Winter here is walking weather, through cork oak and river valleys that begin more or less at the gate.

Residency planning for non-EU buyers
Spain's property-based Golden Visa route closed to new applicants on 3 April 2025. Non-EU buyers acquiring property at this value still have residency routes — non-lucrative visa, digital-nomad visa, and case-specific options — depending on circumstances. We introduce regulated immigration counsel before any commitment.
