Vitae Villas
Project lifecycle
Vitae Villas, in context.
Monte Mayor is a gated country club estate in the hills above Benahavís, low in density, guarded around the clock and generous enough with its plots that neighbours become a distant idea rather than a daily presence. Vitae Villas is a group of five contemporary homes built within it and one remains available: five to six bedrooms over three levels, 1,277 to 1,309 m² of built area, priced at €3,950,000 with completion set for December 2026.
The architecture follows the mountain rather than flattening it. Long horizontal volumes step down the slope, floor-to-ceiling glazing opens onto covered terraces of natural wood and the infinity pool is finished in dark green tile so the water reads as a continuation of the valley below.
Views run to the Mediterranean, the valley floor and the old Monte Mayor castle. Inside, a lift serves every level.
Much of what distinguishes the project sits in the fabric.
Water-retaining green roofs planted with species taken from the surrounding valley, internal garden patios that pull air through the house on the thermal chimney principle, calculated overhangs shading the high summer sun while admitting the low winter one, solar panels above and Daikin Altherma climate control with underfloor heating below.

The off-plan discount, stage by stage
Off-plan entry typically offers the largest pricing headroom at the earliest stages. The advantage narrows as construction progresses — at completion the unit is priced at market. Vitae Villas currently sits in the Under construction band.
This is the final villa of five, already under construction and due for completion in December 2026, which places a buyer in an unusual position: late enough to see the building take shape, early enough to still influence layout, room configuration and the outdoor spaces with the technical team. The price case is straightforward. At €3,950,000 for 1,277 to 1,309 m² built, it sits well below the four comparable five and six-bedroom Benahavís resales currently listed between €6.695m and €11.95m. One point of transparency: the Spanish registry still shows an older 1982 residential record on the parcel, common on redeveloped Monte Mayor plots and we will set out the documentation for you in writing.
Why buyers reserve at this stage
Personalisation window
Reserving during the Under construction phase gives buyers genuine input into layout, finishes and basement use ahead of handover, a window that closes as the build advances.
Scarcity by design
Only 1 residences across the entire scheme. The reservation list opens ahead of public launch — early registrants secure unit selection and pricing before the broader market is contacted.
Risk-managed entry
Spanish new-build buyers are protected by staged payments held under bank guarantee, ten-year structural warranty and full licence review. Roccabox brokers all of this through regulated counsel.
The premium, contextualised

Comparable villas in Benahavís have transacted at a recent median of €3,326 per built square metre. Vitae Villas, in its current Under construction phase, is offered at €3,093 per built square metre, a spread driven by entry-stage pricing, specification and limited remaining supply.

What every unit receives
Living in Benahavís
Life at this altitude is quieter than the coast and noticeably cooler in August. The estate sits among Mediterranean forest and rolling green hills, reached through a manned gate and the road in winds up past pine and holm oak rather than past rows of neighbouring rooftops. Days here have a rhythm set by the terrace: coffee where the glazing folds back to the covered wooden deck, an afternoon in the pool with the valley falling away beyond the dark green tiled edge, then dinner cooked at the exterior kitchen on the lower lounge terrace while the light goes off the castle ruin opposite.
The climate does most of the work. Average highs of 20.9°C and lows of 14.4°C across the year mean the outdoor rooms are genuinely usable in February, not just in July, which is exactly what the deep overhangs and shaded patios were designed around.
None of this comes at the cost of access. Marbella and Puerto Banús, with their berths, beaches and restaurants, are a short drive down the valley, close enough for a spontaneous lunch and far enough that you hear nothing of them from the terrace. The garden is drought-resilient planting rather than lawn, so weekends belong to you rather than to maintenance.

Residency planning for non-EU buyers
Spain's property-based Golden Visa route closed to new applicants on 3 April 2025. Non-EU buyers acquiring property at this value still have residency routes — non-lucrative visa, digital-nomad visa, and case-specific options — depending on circumstances. We introduce regulated immigration counsel before any commitment.
