Paraíso Alto
Project lifecycle
Paraíso Alto, in context.
Paraíso Alto is a private villa collection inside La Reserva de Alcuzcuz, one of the most withdrawn gated communities in Benahavís. Protected forest wraps the enclave and the land sits high above the coast, so the noise of the Costa del Sol simply does not reach it. Marbella and Puerto Banús, meanwhile, are only minutes away by car. The villa presented here runs to six bedrooms and 999 m² of built space, completed in 2025, guided at €9,100,000.
The house is cut into the hillside over three floors and turned towards soft southwestern views. On the main level, living, dining and kitchen space run together and open through floor-to-ceiling glass onto deep terraces and a still-water mirror pool that reads more like a reflecting plane than a swimming pool.
Behind it sits the practical half of the house: a separate service kitchen, pantry and laundry, the sort of back-of-house planning that makes entertaining for twelve feel unhurried. Two en-suite guest bedrooms share this floor.
Comparable six-bedroom Benahavís villas currently on the resale market span roughly €4m to €12.5m and homes at this level move slowly, with local time on market averaging 285 days. A finished house of this specification, in a community this closed, is the rarer half of that equation.

The off-plan discount, stage by stage
Off-plan entry typically offers the largest pricing headroom at the earliest stages. The advantage narrows as construction progresses — at completion the unit is priced at market. Paraíso Alto currently sits in the Completed band.
This is not a plan on paper. Construction finished in 2025, so what you are judging is the built house, the real light on the terraces and the actual quality of the glazing and stonework, rather than a render. That removes the two risks off-plan buyers accept: delivery timing and finish quality. It also means the build cost is already sunk at 2025 levels. Set against local market behaviour, where prime homes average 285 days to sell, a completed villa in a closed community like La Reserva de Alcuzcuz has a narrow supply pool behind it. Plot dimensions and the total number of villas in the collection are not published and we will confirm both in writing before any offer.
Why buyers reserve at this stage
Personalisation window
Reserving during the Completed phase gives buyers genuine input into layout, finishes and basement use ahead of handover, a window that closes as the build advances.
Scarcity and specification
0 of 0 units remain. The plot sizes, orientation and amenity package on this scheme are not easily replicated in the immediate resale stock.
Risk-managed entry
Spanish new-build buyers are protected by staged payments held under bank guarantee, ten-year structural warranty and full licence review. Roccabox brokers all of this through regulated counsel.
The premium, contextualised
Useful context — not a substitute for unit-level valuation. Pricing data cross-referenced against live Costa del Sol market signals.
Paraíso Alto is not priced against average Benahavís resale stock. It is a premium new-build product with the specification, plot quality and amenity package that the broader resale market typically does not match. At €9,109 per built m² the relevant question is whether the premium is justified against comparable new-build completions, not whether it beats the area's median of €3,326/m².

What every unit receives
Living in Benahavís
Mornings here are unusually quiet. The forest around La Reserva de Alcuzcuz absorbs sound and the southwestern aspect means the terraces hold light from the middle of the day until it goes soft behind the hills. With annual averages of 20.9°C by day and 14.4°C at night, the mirror pool and the outdoor table stay in service far beyond July and August. Breakfast outside in February is normal rather than notable.
The trade-off usually asked of a hillside address is inconvenience and it does not apply. Puerto Banús and central Marbella are a short drive down the hill, which puts the marina restaurants, the beach clubs of the coast below and the shopping of the Golden Mile within an evening's reach. Benahavís village, in the other direction, is the reason the municipality has its reputation for eating well and the golf courses that fill the valleys behind the coast are close enough to play on impulse rather than by appointment.
Day to day, the appeal is the switch: forest silence and long views at home, then the full apparatus of Marbella whenever it is wanted. For a six-bedroom house, that combination of seclusion and access is what makes it work as a principal residence rather than a summer one.

Residency planning for non-EU buyers

Non-EU buyers acquiring property at this value still have residency routes — non-lucrative visa, digital-nomad visa, and case-specific options — depending on circumstances. We introduce regulated immigration counsel before any commitment.
