The Kos, in context.
The Kos occupies a south and south-west facing slope in El Higuerón, the pocket of coast where Benalmádena runs into Fuengirola and the land tilts directly towards the Mediterranean. The Spanish registry places the parcel at Calle Los Canarios on the Fuengirola side of that boundary, which matters for paperwork rather than for the view.
It is a small scheme of 37 townhouses, described in the developer team's own material as 36, a discrepancy we would rather flag than smooth over.
Each home is arranged over four levels. The ground floor opens onto a terrace and private garden, bedrooms above take their own terraces and the roof is given over to a solarium with a private pool. Two covered parking spaces and a storage room come with every house.
The orientation has been worked hard so that all 37 look out over open sea rather than at one another.
Construction is under way with delivery guided at Q1 2027. Twenty-four homes have sold, leaving thirteen at €1,030,000 to €1,650,000. That absorption rate, in a local resale market averaging 198 days on market, tells its own story about how the remaining stock is likely to move.

The off-plan discount, stage by stage

What every unit receives
Living in Benalmádena Pueblo
Playa de Torreblanca is 608 metres down the hill, close enough that the walk back up is the only real consideration. Carvajal station sits 405 metres from the site, putting the coastal rail line on your doorstep for Málaga city and the airport without touching the car. Drive it instead and the airport is roughly 15 km, around half an hour.
The immediate streets are ordinary in the best sense. Three restaurants within 500 metres, a supermarket at 769 metres, a pharmacy just over a kilometre away, a beach shack and a chiringuito a few minutes along the sand. The nearest beach club is 1.6 km. Fuengirola's marina is eight minutes by car and beyond it the Miramar centre, the port and both the Swedish and Finnish schools, which is why so many northern European families settle on this stretch.
Golf starts ten minutes away at Benalmádena's pitch and putt, with fuller courses at Los Lagos and Los Olivos within a quarter of an hour. Racquet players have Club de Raqueta at twelve minutes. Vithas Xanit International, the coast's main private hospital, is nine minutes. Average highs of 21.3°C and lows of 14.6°C mean the rooftop pool earns its keep well outside summer.
