The Kos
Project lifecycle
The Kos, in context.
The Kos is a compact development of 37 townhouses in El Higuerón, the elevated coastal pocket where Fuengirola meets Benalmádena, aimed at buyers who want sea views without sacrificing walkable convenience. Each home spans four levels — ground floor, first floor and a rooftop solarium with a private pool — across built areas of 170 to 187 m², with three or four bedrooms and a southwest orientation calibrated for light and panoramic Mediterranean views.
The scheme leans on sustainability credentials: advanced insulation, energy-efficient materials and high-end finishes, with two covered parking spaces and a storage room per home. Communal provision is unusually generous for the size — three pools, a gym, a spa with indoor pool and landscaped recreational areas.
Construction is under way, with completion scheduled for the first quarter of 2027. Twenty-three of the thirty-seven homes are already sold, leaving fourteen available.

The off-plan discount, stage by stage
Off-plan entry typically offers the largest pricing headroom at the earliest stages. The advantage narrows as construction progresses — at completion the unit is priced at market. The Kos currently sits in the Under construction band.
With construction already under way and completion set for Q1 2027, The Kos carries less delivery risk than a pre-launch scheme, yet buyers still choose from remaining stock and personalise interior finishes. Only fourteen of thirty-seven homes remain, indicating firm demand. Prices from €1.12m to €1.79m sit above the area's €2,646/m² resale median, but reflect new-build specification, communal amenity and a scarce sea-view position that older stock in Benalmádena Pueblo rarely matches.
Why buyers reserve at this stage
Personalisation window
Reserving during the Under construction phase gives buyers genuine input into layout, finishes and basement use ahead of handover, a window that closes as the build advances.
Scarcity and specification
14 of 37 units remain. The plot sizes, orientation and amenity package on this scheme are not easily replicated in the immediate resale stock.
Risk-managed entry
Spanish new-build buyers are protected by staged payments held under bank guarantee, ten-year structural warranty and full licence review. Roccabox brokers all of this through regulated counsel.
The premium, contextualised
Useful context — not a substitute for unit-level valuation. Pricing data cross-referenced against live Costa del Sol market signals.
The Kos is not priced against average Benalmádena Pueblo resale stock. It is a premium new-build product with the specification, plot quality and amenity package that the broader resale market typically does not match. At €6,588 per built m² the relevant question is whether the premium is justified against comparable new-build completions, not whether it beats the area's median of €2,646/m².

What every unit receives
Living in Benalmádena Pueblo
El Higuerón places daily life within walking distance. Playa de Torreblanca sits roughly 600 metres away, with Carvajal train station just 405 metres from the door — a direct rail link along the coast to Fuengirola and Málaga. Restaurants, cafés and a pharmacy are all under a kilometre away, and the first supermarket is a two-minute drive.
Fuengirola's marina lies eight minutes away, while Málaga airport is around 30 minutes by car. The Miramar shopping centre and Fuengirola's schools, port and zoo are within reach along the coast. Golf courses cluster 10 to 14 minutes inland. The climate is characteristically mild, with average highs of 21.3°C and lows of 14.6°C, favouring the year-round outdoor living the terraces and rooftop pools are designed around.

Spanish purchases involve taxes and fees that catch first-time international buyers off-guard. We surface every figure that matters.
Typical off-plan payment schedule
Spanish new-build purchases are typically paid in three staged instalments, with every euro held under bank guarantee until completion.

Spanish mortgage scenario
Indicative non-resident mortgage on the slider price above. Spanish banks typically lend 60–70% LTV to non-residents over 20–25 years.
Investment outlook
Three scenarios our analysts model on every Costa del Sol off-plan deal.
Residency planning for non-EU buyers
Spain's property-based Golden Visa route closed to new applicants on 3 April 2025. Non-EU buyers acquiring property at this value still have residency routes — non-lucrative visa, digital-nomad visa, and case-specific options — depending on circumstances. We introduce regulated immigration counsel before any commitment.
