Villa Liria
Project lifecycle
Villa Liria, in context.
Villa Liria is a single contemporary villa in Guadalmina Baja, the established residential enclave on Marbella's western fringe beside San Pedro de Alcántara. It sits on the sea side of the coastal motorway. This is a one-off rather than a scheme: one house, one plot, one buyer.
Published listings describe a 2,000 m² plot holding a house of 454 m², arranged as five bedrooms and five bathrooms plus a guest toilet, at an asking price of €5,500,000.
A clean modern façade gives way to an open plan. The kitchen runs straight into the main living room rather than sitting behind a wall and large windows draw daylight deep into the house. The master suite is generously proportioned and each of the four further bedrooms has its own en-suite.
Outside, a private pool is set within garden that runs across the full plot, with views reaching over the surrounding greenery to the sea.
One point deserves candour. The structured feed we receive lists different figures: four bedrooms, 995 m² built and a 2,707 m² plot. Registry data is not yet available. Three published sources agree on the five-bedroom, 454 m² specification and Roccabox will verify plans and title before any reservation. For a buyer who has been waiting for a private address in Guadalmina Baja, the chance to secure one at the off-plan stage does not come round often.

The off-plan discount, stage by stage
Off-plan entry typically offers the largest pricing headroom at the earliest stages. The advantage narrows as construction progresses — at completion the unit is priced at market. Villa Liria currently sits in the Off-plan band.
This is a single off-plan house and scarcity is the whole case. There is no second phase and no sister villa, so once the plot is reserved the opportunity closes. Start and completion dates have not yet been published and Roccabox will confirm the build timetable with the developer team before any commitment. The asking price of €5,500,000 works out at more than double Marbella's three-month median of €5,375 per m². That premium buys a 2,000 m² plot on the sea side of the motorway and a new house built to a current specification, rather than a resale needing modernisation. Local resale stock averages 337 days on the market, which gives buyers room to compare carefully before acting.
Why buyers reserve at this stage
Personalisation window
Reserving during the Off-plan phase gives buyers genuine input into layout, finishes and basement use ahead of handover, a window that closes as the build advances.
Scarcity and specification
1 of 1 units remain. The plot sizes, orientation and amenity package on this scheme are not easily replicated in the immediate resale stock.
Risk-managed entry
Spanish new-build buyers are protected by staged payments held under bank guarantee, ten-year structural warranty and full licence review. Roccabox brokers all of this through regulated counsel.
The premium, contextualised
Useful context — not a substitute for unit-level valuation. Pricing data cross-referenced against live Costa del Sol market signals.
Villa Liria is not priced against average Marbella resale stock. It is a premium new-build product with the specification, plot quality and amenity package that the broader resale market typically does not match. At €5,528 per built m² the relevant question is whether the premium is justified against comparable new-build completions, not whether it beats the area's median of €5,432/m².

What every unit receives
Living in Marbella
Guadalmina Baja is quiet, green and settled. It is a neighbourhood of private houses on the sea side of the motorway and the pace slows noticeably once you leave the main road. The nearest beach is under a kilometre away.
Playa Atalaya and Playa Isdabe are each about three minutes by car, so an early swim or a long walk along the shore becomes routine rather than an occasion. A small local commercial strip lies a few hundred metres from the house.
Golf is the other constant. El Campanario is a few minutes' drive away and El Paraíso Golf Club is around five. Padel at Hacienda del Sol is three minutes off. Puerto Banús and its marina are roughly ten minutes east and San Pedro de Alcántara's town centre is about six. HC Marbella International Hospital is some seven minutes by car.
Málaga airport lies about 51 km away and Gibraltar roughly 47 km.

Spanish purchases involve taxes and fees that catch first-time international buyers off-guard. We surface every figure that matters.
Typical off-plan payment schedule
Spanish new-build purchases are typically paid in three staged instalments, with every euro held under bank guarantee until completion.

Residency planning for non-EU buyers
Spain's property-based Golden Visa route closed to new applicants on 3 April 2025. Non-EU buyers acquiring property at this value still have residency routes — non-lucrative visa, digital-nomad visa, and case-specific options — depending on circumstances. We introduce regulated immigration counsel before any commitment.
