Zinnia
Project lifecycle
Zinnia, in context.
San Pedro de Alcántara has spent the last decade quietly becoming the part of Marbella people actually live in and Zinnia sits squarely within it. Eighteen apartments of two and three bedrooms, built areas from 84 m² to 178 m², priced between €592,200 and €1,461,200. Playa de San Pedro is 1.4 km away, a walk rather than a drive and Puerto Banús is six minutes by car.
The building earns its keep on the roof. A pool and solarium sit above the top floor with the Mediterranean on one side and La Concha rising behind and there is a gym with a sauna for the mornings you would rather not go out. Ground floor homes open onto private gardens. Penthouses take the solariums. Every apartment comes with underground parking and a storage room and the technical specification is current rather than cosmetic: aerothermal hot water, solar panels, LED lighting and EV charging points in the garage.
Twelve of the eighteen homes have already sold. Construction began in the final quarter of 2024 with handover scheduled for the second trimester of 2027, so what remains is a short list of six, bought at a stage where position and outlook are still a choice rather than whatever is left at completion. For a building this small, on a plot this close to the sand, that window does not stay open long.

The off-plan discount, stage by stage
Off-plan entry typically offers the largest pricing headroom at the earliest stages. The advantage narrows as construction progresses — at completion the unit is priced at market. Zinnia currently sits in the Under construction band.
Zinnia is past the speculative stage. Ground was broken in the fourth quarter of 2024 with completion set for the second trimester of 2027, so a buyer is committing to a building already rising rather than a rendering. Two thirds of the homes have gone, leaving six and no second phase on a scheme this small. On price, be clear-eyed. These sit meaningfully above the Marbella resale median of €4,711 per m² and that gap buys new construction, aerothermal and solar systems, parking, storage, a rooftop pool and a decennial structural guarantee. Listings differ on whether the total is eighteen or nineteen homes. We will confirm the final schedule.
Why buyers reserve at this stage
Personalisation window
Reserving during the Under construction phase gives buyers genuine input into layout, finishes and basement use ahead of handover, a window that closes as the build advances.
Scarcity and specification
6 of 18 units remain. The plot sizes, orientation and amenity package on this scheme are not easily replicated in the immediate resale stock.
Risk-managed entry
Spanish new-build buyers are protected by staged payments held under bank guarantee, ten-year structural warranty and full licence review. Roccabox brokers all of this through regulated counsel.
The premium, contextualised
Useful context — not a substitute for unit-level valuation. Pricing data cross-referenced against live Costa del Sol market signals.
Zinnia is not priced against average Marbella resale stock. It is a premium new-build product with the specification, plot quality and amenity package that the broader resale market typically does not match. At €7,050 per built m² the relevant question is whether the premium is justified against comparable new-build completions, not whether it beats the area's median of €4,711/m².

What every unit receives
Living in Marbella
Daily life here is pedestrian in the literal sense. A pharmacy sits 292 m from the door, the nearest supermarket 373 m and a Mercadona under a kilometre. Cafés and restaurants begin at around 400 m, which in practice means coffee before the school run and dinner without moving the car. HC Marbella International Hospital is 1.3 km away, a detail that matters to anyone relocating with children or planning to settle permanently.
Golf becomes routine rather than an outing. Magna Marbella is 2.2 km from the building, Real Club de Golf Las Brisas 2.5 km and El Higueral roughly seven minutes by road. Padel courts at Hacienda del Sol are eight minutes away, those at Puente Romano eleven. The marina at Puerto Banús lies 2.9 km along the coast for the evenings that call for noise and an audience, while San Pedro's palm-lined boulevard, weekly market and old town offer the quieter alternative on any given Tuesday.
The climate does much of the work. Average highs of 21.8°C against lows of 15.3°C across the year keep the rooftop solarium in use well past summer and terraces end up functioning as the main living room for most of the calendar. Málaga airport is around 49 km east along the coast.

Spanish purchases involve taxes and fees that catch first-time international buyers off-guard. We surface every figure that matters.
Typical off-plan payment schedule
Spanish new-build purchases are typically paid in three staged instalments, with every euro held under bank guarantee until completion.
Total cost of ownership
Spanish mortgage scenario
Indicative non-resident mortgage on the slider price above. Spanish banks typically lend 60–70% LTV to non-residents over 20–25 years.
Investment outlook
Three scenarios our analysts model on every Costa del Sol off-plan deal.
Residency planning for non-EU buyers
Spain's property-based Golden Visa route closed to new applicants on 3 April 2025. Non-EU buyers acquiring property at this value still have residency routes — non-lucrative visa, digital-nomad visa, and case-specific options — depending on circumstances. We introduce regulated immigration counsel before any commitment.
