The Avenue Marbella sits in a gated pocket of Nueva Andalucía, the golf valley that rises from Puerto Banús towards the Sierra Blanca and it speaks to buyers who want a large new house without giving up the courses, restaurants and marina they already use.

What every unit receives
Living in Marbella
Life here is measured in short distances. A pharmacy sits 276 m from the gate, Mercadona 452 m and the everyday run of cafés, bakeries and trattorias begins within 350 m. Real Club de Golf Las Brisas is a 750 m stroll, with a second course a further few hundred metres on, which is the whole point of the Golf Valley: you can play a morning round and be home for lunch on your own terrace.
Puerto Banús lies about four minutes away by car, close enough for dinner and berth-watching yet far enough that the noise never reaches the street. The nearest sand is around 2 km, with the wider stretch at San Pedro six minutes on. Puente Romano and its tennis and padel courts sit under ten minutes east.

The climate does much of the work. Average highs of 21.5°C and lows of 15.1°C across the year mean the solarium and garden are used in February as readily as in July and the doors to the terrace stay open for most of the calendar.
