The Avenue Marbella
Project lifecycle
The Avenue Marbella, in context.
The Avenue Marbella is a gated collection of 26 new-build villas in Nueva Andalucía, the district known locally as the Golf Valley. It is aimed at buyers who want scale and privacy without leaving the orbit of Puerto Banús, a four-minute drive away.
The residences span three levels — ground floor, upper floor and basement — topped by a rooftop solarium. Twenty-three follow two harmonised typologies (A by GC-Studio, B by J.A. Flores), while three Signature Villas, designed by Pedro Peña, act as landmarks within the scheme. Interiors range from 461 to 701 m² on plots of 900 to 1,674 m², with five and six bedrooms.
Construction began in December 2024, with completion scheduled for the first quarter of 2028. Eleven of the 26 villas are already sold, leaving fifteen available and time to select finishes through the developer's upgrade packages.

The off-plan discount, stage by stage
Off-plan entry typically offers the largest pricing headroom at the earliest stages. The advantage narrows as construction progresses — at completion the unit is priced at market. The Avenue Marbella currently sits in the Under construction band.
With construction under way since December 2024 and completion set for Q1 2028, buyers still have a two-year window to personalise their villa through the upgrade packages rather than accept a finished product. Scarcity is real: 11 of the 26 villas have already sold. Against a Marbella median of roughly €5,364 per m², the pricing reflects the plot scale, three-architect design and gated setting rather than a discount play.
Why buyers reserve at this stage
Personalisation window
Reserving during the Under construction phase gives buyers genuine input into layout, finishes and basement use ahead of handover, a window that closes as the build advances.
Scarcity and specification
15 of 26 units remain. The plot sizes, orientation and amenity package on this scheme are not easily replicated in the immediate resale stock.
Risk-managed entry
Spanish new-build buyers are protected by staged payments held under bank guarantee, ten-year structural warranty and full licence review. Roccabox brokers all of this through regulated counsel.
The premium, contextualised
Useful context — not a substitute for unit-level valuation. Pricing data cross-referenced against live Costa del Sol market signals.
The Avenue Marbella is not priced against average Marbella resale stock. It is a premium new-build product with the specification, plot quality and amenity package that the broader resale market typically does not match. At €12,039 per built m² the relevant question is whether the premium is justified against comparable new-build completions, not whether it beats the area's median of €5,364/m².

What every unit receives
Living in Marbella
Daily life here is unusually well served for a villa enclave. Real Club de Golf Las Brisas sits 750 metres away, with Magna Marbella Golf a further two minutes on. A Mercadona and two Supercor branches are within 700 metres, and the Farmacia Nueva Andalucía is barely 300 metres from the gate. HC Marbella International Hospital is a three-minute drive.
Puerto Banús and its marina lie roughly two kilometres away, alongside restaurants such as Mamma Lina and Il Clandestino and the Naô Pool Club, all within walking distance. The nearest sand, Playa Canina Ventura del Mar, is four minutes by car. The climate is temperate year-round, with average highs of 21.5°C and lows of 15.1°C. Málaga airport is about 45 minutes' drive.

Residency planning for non-EU buyers
Spain's property-based Golden Visa route closed to new applicants on 3 April 2025. Non-EU buyers acquiring property at this value still have residency routes — non-lucrative visa, digital-nomad visa, and case-specific options — depending on circumstances. We introduce regulated immigration counsel before any commitment.
