Lyra Residences
Project lifecycle
Lyra Residences, in context.
Lyra Residences is a boutique collection of 15 four-bedroom semi-detached homes positioned within the El Campanario enclave of Benahavís, on the stretch of coastline known as the New Golden Mile — midway between Marbella and Estepona. Construction began in May 2024, with completion targeted for Q2 2026, and the project is already more than half sold: eight of the fifteen homes have exchanged, leaving seven available.
Each residence spans between 284 and 434 m² of built space and is arranged over a ground floor of open-plan living, a substantial basement — suitable for a home cinema, gym or guest suite — and a rooftop solarium with panoramic views across the surrounding fairways and towards the sea. Finishes include large-format porcelain flooring, underfloor heating and an aerothermal system. Residents share an infinity-edge pool, a fully equipped gym and a spa. The community is gated and the setting — flanked by the El Paraíso, Atalaya and Guadalmina golf courses — defines the character of the address as much as the architecture does.

The off-plan discount, stage by stage
Off-plan entry typically offers the largest pricing headroom at the earliest stages. The advantage narrows as construction progresses — at completion the unit is priced at market. Lyra Residences currently sits in the Under construction band.
With construction live and completion set for Q2 2026, the speculative risk typical of early off-plan purchases is substantially reduced. At €1,510,000–€1,780,000, prices sit at a meaningful premium to the broader Benahavís resale market — a reflection of the specification, the format and the golf-side setting. The more relevant comparison is with nearby four-bedroom resale stock, where comparable listings reach €1,595,000 without the build quality, basement or solarium that are standard here. With only seven homes remaining from an already small collection of fifteen, the window to select a preferred unit is closing.
Why buyers reserve at this stage
Personalisation window
Reserving during the Under construction phase gives buyers genuine input into layout, finishes and basement use ahead of handover — a window that closes as the build advances.
Scarcity and specification
7 of 15 units remain. The plot sizes, orientation and amenity package on this scheme are not easily replicated in the immediate resale stock.
Risk-managed entry
Spanish new-build buyers are protected by staged payments held under bank guarantee, ten-year structural warranty and full licence review. Roccabox brokers all of this through regulated counsel.
The premium, contextualised
Useful context — not a substitute for unit-level valuation. Pricing data cross-referenced against live Costa del Sol market signals.
Lyra Residences is not priced against average Benahavís resale stock. It is a premium new-build product with the specification, plot quality and amenity package that the broader resale market typically does not match. At €5,317 per built m² the relevant question is whether the premium is justified against comparable new-build completions — not whether it beats the area's median of €892/m².

What every unit receives
Living in Benahavís
El Campanario sits on the New Golden Mile, the corridor that has drawn the most concentrated luxury residential investment on the Costa del Sol over the past decade. Three golf courses — El Paraíso, Atalaya and Guadalmina — are within immediate reach, and the El Campanario clubhouse functions as a social hub for the neighbourhood. The beaches of Guadalmina, El Saladillo and Guadalmansa are roughly ten minutes by car, while Puerto Banús and the centre of Estepona are both a short drive in either direction. The area carries a ten-year average daily high of 21.7 °C and a low of 15.2 °C, which makes outdoor use of terraces and solariums a year-round proposition rather than a seasonal one. Buyers should note that the area is car-dependent; public transport connections are limited.

Residency planning for non-EU buyers
Spain's property-based Golden Visa route closed to new applicants on 3 April 2025. Non-EU buyers acquiring property at this value still have residency routes — non-lucrative visa, digital-nomad visa, and case-specific options — depending on circumstances. We introduce regulated immigration counsel before any commitment.
