Design Hills Marbella
Project lifecycle
Design Hills Marbella, in context.
Design Hills Marbella is Dolce & Gabbana's first branded residential project in Europe, set on the last major undeveloped plot on the Golden Mile — a site of nearly 90,000 square metres in the Lomas del Marbella Club district, where the upper Golden Mile rises towards the hills above Puerto Banús.
Delivered by the partnership behind the project in direct collaboration with the fashion house, the scheme comprises five buildings and, per the developer's figures, 92 large-format residences ranging from two-bedroom apartments to penthouses exceeding 1,500 square metres. Prices start from €5 million.
Construction is underway following final town hall approval in July 2025, with completion expected in the second half of 2028. As of August 2025, more than half the collection had reportedly been sold.

The off-plan discount, stage by stage
Off-plan entry typically offers the largest pricing headroom at the earliest stages. The advantage narrows as construction progresses — at completion the unit is priced at market. Design Hills Marbella currently sits in the Off-plan band.
This is a rare buy-in at a genuinely pioneering stage: one of only two Dolce & Gabbana residential communities worldwide, now under construction with completion targeted for the second half of 2028. Reported sales of more than 50% by August 2025 signal that the best positions are being taken early. Against a wider Marbella market averaging around €4,697 per square metre, this is a discrete ultra-prime tier where pricing reflects brand, scarcity and finish rather than local comparables.
Why buyers reserve at this stage
Personalisation window
Reserving during the Off-plan phase gives buyers genuine input into layout, finishes and basement use ahead of handover, a window that closes as the build advances.
Scarcity by design
Only 94 residences across the entire scheme. The reservation list opens ahead of public launch — early registrants secure unit selection and pricing before the broader market is contacted.
Risk-managed entry
Spanish new-build buyers are protected by staged payments held under bank guarantee, ten-year structural warranty and full licence review. Roccabox brokers all of this through regulated counsel.

What every unit receives
Living in Marbella
The setting is Lomas del Marbella Club, the most established stretch of the Golden Mile, minutes from Marbella Club, Puente Romano, Puerto Banús and the historic old town. Sited on a gentle hill with elevation over the coast, residences are oriented for panoramic views across the Mediterranean and towards La Concha mountain.
The development consolidates a corridor of designer projects that already includes EPIC by Fendi and the Karl Lagerfeld Villas.
Amenities extend well beyond a conventional branded residence: infinity and heated indoor pools, a spa and wellness centre, gyms, yoga and meditation areas, golf simulators, an indoor football pitch, a private club with cinema and wine and cigar cellar, a Kids Club, and a commercial boulevard of restaurants and cafés.

Residency planning for non-EU buyers
Spain's property-based Golden Visa route closed to new applicants on 3 April 2025. Non-EU buyers acquiring property at this value still have residency routes — non-lucrative visa, digital-nomad visa, and case-specific options — depending on circumstances. We introduce regulated immigration counsel before any commitment.
