Quintessence Phase 1
Project lifecycle
Quintessence Phase 1, in context.
Quintessence Phase 1 occupies a hillside position in Alto de Los Monteros, the wooded shelf above Marbella's eastern approach and was built for buyers who want resort infrastructure without the scale of a resort. Forty-eight apartments in all, of two and three bedrooms, each between 122 and 125 m² of built area. The plan pushes living space outward onto deep terraces, so the Mediterranean is present in the room rather than framed in a window.
The brief here was well-being rather than ornament. The homes are smart and energy efficient, finished with the logic of a modern hotel suite: quiet materials, good light and generous circulation, with leisure and well-being services shared across the community.
It is the kind of address where the day ends slowly on the terrace, watching the coast light up below.
Forty-six of the forty-eight homes have sold. Two remain, priced between €575,000 and €1,050,000, a range that opens close to the €4,731 per m² median Casafari records across Marbella and climbs with floor level and view. One honest caveat: bathroom counts are recorded inconsistently in the source data, so ask us to confirm the exact layout, orientation and terrace dimensions of each remaining apartment before you reserve.

The off-plan discount, stage by stage
Off-plan entry typically offers the largest pricing headroom at the earliest stages. The advantage narrows as construction progresses — at completion the unit is priced at market. Quintessence Phase 1 currently sits in the Completed band.
This is not an off-plan gamble. Quintessence Phase 1 is built, delivered and lived in, so the two remaining apartments can be walked through, measured and occupied without waiting on a construction programme or a licence of first occupation. That matters in a market where the average Marbella listing sits 236 days before selling: here, 46 of 48 homes are gone and the tail end of a completed scheme rarely returns to the market at launch-phase pricing. Entry at €575,000 for around 122 m² lands close to the area median of €4,731 per m², for a finished home with sea views and shared well-being facilities. Two units means two chances and no second release behind them.
Why buyers reserve at this stage
Personalisation window
Reserving during the Completed phase gives buyers genuine input into layout, finishes and basement use ahead of handover, a window that closes as the build advances.
Scarcity and specification
2 of 48 units remain. The plot sizes, orientation and amenity package on this scheme are not easily replicated in the immediate resale stock.
Risk-managed entry
Spanish new-build buyers are protected by staged payments held under bank guarantee, ten-year structural warranty and full licence review. Roccabox brokers all of this through regulated counsel.
The premium, contextualised
Useful context — not a substitute for unit-level valuation. Pricing data cross-referenced against live Costa del Sol market signals.
Quintessence Phase 1 is not priced against average Marbella resale stock. It is a premium new-build product with the specification, plot quality and amenity package that the broader resale market typically does not match. At €4,713 per built m² the relevant question is whether the premium is justified against comparable new-build completions, not whether it beats the area's median of €4,707/m².

What every unit receives
Living in Marbella
Alto de Los Monteros is a hillside enclave, quiet and green, with the working town close enough to be useful rather than intrusive. The nearest beach is a five minute drive, Playa de la Bajadilla seven and Marina Marbella six, which puts a morning swim, a boat and a late lunch within the same short stretch of road. Everyday life is equally compressed: Aldi in four minutes, Mercadona and Alcampo in six, pharmacies at five, a run of cafés and restaurants clustered around the same distance and Hospital Universitario Costa del Sol only 2.3 km away, with Quirónsalud six minutes on.
Golfers have a course eleven minutes from the door and Greenlife Golf Marbella twelve. Padel and tennis at Puente Romano sit fifteen minutes west along the coast road. Málaga airport is roughly 35 km away, which makes weekend arrivals genuinely easy.
The climate does much of the work. Average highs of 20.5°C and lows of 14.6°C across the year mean the terrace is a room you use in February as well as July and the hillside catches enough breeze to keep August evenings comfortable.

Residency planning for non-EU buyers
Spain's property-based Golden Visa route closed to new applicants on 3 April 2025. Non-EU buyers acquiring property at this value still have residency routes — non-lucrative visa, digital-nomad visa, and case-specific options — depending on circumstances. We introduce regulated immigration counsel before any commitment.
