Sira Homes
Project lifecycle
Sira Homes, in context.
Sira Homes is a boutique scheme of twenty-one apartments in Elviria, East Marbella, arranged across seven low buildings set into a pocket of Mediterranean woodland of pine and mastic, with the Arroyo de la Víbora stream running through the site. It is aimed at buyers who want green seclusion and a short drive to everything, rather than a beachfront address.
Every residence has its own swimming pool. Ground-floor homes open to gardens front and rear, while top-floor units gain a solarium with an additional terrace and pergola.
Interiors follow a single idea: living, dining and kitchen run open-plan in a span of up to twelve metres, floor-to-ceiling glazing pulls the woodland inside and large-format 90x90 porcelain carries from the living room straight out onto the porch, so the boundary barely registers. Bedrooms are en suite.
A bridge leads to the Wellness Hub, where a dry sauna, a hammam, an indoor gym and open-air fitness zones sit among landscaped gardens.
Six of the twenty-one homes remain, priced from €870,000 to €1,295,000 for 131 m² to 184 m² built. Construction is under way with completion given as Q4 2027, although one marketing source cites Q1 2027, so we ask the developer team to confirm the current programme in writing before reservation. The remaining stock is the last of a very small release.

The off-plan discount, stage by stage
Off-plan entry typically offers the largest pricing headroom at the earliest stages. The advantage narrows as construction progresses — at completion the unit is priced at market. Sira Homes currently sits in the Under construction band.
Fifteen of the twenty-one homes have already sold, which leaves six and no second chance once they go. Buying now still allows a choice of orientation, floor level and whether you want gardens or a rooftop solarium, decisions that cannot be made later. Construction is under way with handover indicated for late 2027, so the payment schedule is staged over roughly two years rather than paid in one movement. Marbella resale stock currently sits on the market for an average of 236 days at a median of €4,731 per m². Sira asks a clear premium on that figure, which buys new-build spec, a private pool per home and BREEAM Very Good certification that older stock cannot retrofit.
Why buyers reserve at this stage
Personalisation window
Reserving during the Under construction phase gives buyers genuine input into layout, finishes and basement use ahead of handover, a window that closes as the build advances.
Scarcity and specification
6 of 21 units remain. The plot sizes, orientation and amenity package on this scheme are not easily replicated in the immediate resale stock.
Risk-managed entry
Spanish new-build buyers are protected by staged payments held under bank guarantee, ten-year structural warranty and full licence review. Roccabox brokers all of this through regulated counsel.
The premium, contextualised
Useful context — not a substitute for unit-level valuation. Pricing data cross-referenced against live Costa del Sol market signals.
Sira Homes is not priced against average Marbella resale stock. It is a premium new-build product with the specification, plot quality and amenity package that the broader resale market typically does not match. At €6,641 per built m² the relevant question is whether the premium is justified against comparable new-build completions, not whether it beats the area's median of €4,711/m².

What every unit receives
Living in Marbella
Elviria is one of the calmer corners of Marbella and daily life here is measured in short drives rather than long ones. A golf driving range sits 228 m from the site, Greenlife Golf Marbella is 625 m away and Santa María Golf just over 800 m, which makes an early nine before breakfast a genuinely realistic habit.
El Lago, the area's best-known restaurant, is 548 m from the gate.
4 km down the hill, about five minutes by car, with El Alicate a little further along the sand and a beach club around ten minutes away. Puerto Cabopino, all small boats and low-key waterfront dining, is nine minutes; the same drive reaches Hospital Costa del Sol, which matters more than buyers expect.
International schools are close enough for a straightforward morning run.
The climate does the rest. Average highs of 21°C and lows of 15.2°C mean the private pool and the porch are in use far beyond the summer months. A car is essential here and the motorway is near enough to be audible in places, so visit at different times of day.

Spanish purchases involve taxes and fees that catch first-time international buyers off-guard. We surface every figure that matters.
Typical off-plan payment schedule
Spanish new-build purchases are typically paid in three staged instalments, with every euro held under bank guarantee until completion.

Residency planning for non-EU buyers
Spain's property-based Golden Visa route closed to new applicants on 3 April 2025. Non-EU buyers acquiring property at this value still have residency routes — non-lucrative visa, digital-nomad visa, and case-specific options — depending on circumstances. We introduce regulated immigration counsel before any commitment.
