Design Hills by Dolce & Gabbana
Project lifecycle
Design Hills by Dolce & Gabbana, in context.
Design Hills sits on the last major undeveloped plot along the Istán Road above Marbella's Golden Mile, a 90,000 m² site in Lomas del Marbella Club raised some 40 metres above sea level.
It marks the Italian fashion house's European debut in branded residences, delivered alongside a long-established Costa del Sol developer and it is aimed at buyers who want a serviced home rather than a project to manage.
The façades are white glazed ceramic, an Andalusian tradition drawn in sharp contemporary lines. Interiors arrive fully furnished with bespoke pieces, including the blue and white Mediterranean tiles and fabrics that have become the house's signature.
Each home has a rooftop terrace with its own pool, private or semi-private lift access, underfloor heating throughout and home automation linked around the clock to concierge and hospitality staff.
Prices run from €5m to €25m. The construction licence has been granted, work is under way, more than 30 per cent of the scheme is reported sold and completion is scheduled for the second half of 2028.

The off-plan discount, stage by stage
Off-plan entry typically offers the largest pricing headroom at the earliest stages. The advantage narrows as construction progresses — at completion the unit is priced at market. Design Hills by Dolce & Gabbana currently sits in the Under construction band.
The early-risk phase has largely passed. The construction licence is granted, building has begun and more than 30 per cent of the 92 residences are reported sold, which narrows choice across the five buildings well before the H2 2028 handover. Buying now means selecting orientation, floor and outlook rather than accepting what is left and paying in stages against a delivery date three years out. Pricing is a separate tier from the wider market, where the Marbella median sits at €4,733 per m² and homes take an average 235 days to sell. Branded, fully furnished and serviced stock of this scale has no local precedent and the plot itself cannot be replicated on this stretch.
Why buyers reserve at this stage
Personalisation window
Reserving during the Under construction phase gives buyers genuine input into layout, finishes and basement use ahead of handover, a window that closes as the build advances.
Scarcity by design
Only 92 residences across the entire scheme. The reservation list opens ahead of public launch — early registrants secure unit selection and pricing before the broader market is contacted.
Risk-managed entry
Spanish new-build buyers are protected by staged payments held under bank guarantee, ten-year structural warranty and full licence review. Roccabox brokers all of this through regulated counsel.

What every unit receives
Living in Marbella
The setting is unusual for Marbella: high enough to read the whole sweep of coastline and open sea, yet close enough to the Golden Mile that Puente Romano is roughly three minutes by car and the sand a ten-minute walk downhill. That combination is what buyers on this stretch pay for. Mornings are quiet up here, with the hills and pine cover behind you and the water flat and bright below.
Because the community carries its own restaurant, bakery, beauty salon, barber and boutiques, plenty of days need not involve the car at all. Breakfast on the rooftop, an hour in the spa or the sports centre, lunch at the pool club, then a short run into Marbella old town or Puerto Banús when you want the evening version of the coast. Golf, tennis and padel are minutes away in every direction along the Golden Mile corridor.
The climate does the rest. Average highs of 21°C and lows of 15.2°C across the year mean the terraces are usable in February, not just August and the private rooftop pools stop being a summer feature and become part of ordinary life.

Residency planning for non-EU buyers
Spain's property-based Golden Visa route closed to new applicants on 3 April 2025. Non-EU buyers acquiring property at this value still have residency routes — non-lucrative visa, digital-nomad visa, and case-specific options — depending on circumstances. We introduce regulated immigration counsel before any commitment.
