Las Dunas Club Marbella occupies roughly 160,000 square metres of continuous beachfront at Real de Zaragoza, in Las Chapas, Marbella East.
It is one of the last coastal plots of this scale left on the Costa del Sol and the plan for it is correspondingly ambitious: 180 branded residences alongside a 150-room hotel, run as a single resort operation, with total investment publicly stated at more than €500 million.
Because of the way the dune land rises behind the sand, sea views are expected from every unit. The hotel operator is also set to run the private residences, which turns the scheme into something closer to a small resort town with a concierge: a sports centre, a cinema, restaurants, spa and wellness areas and an established beach club immediately next door. The €23.5 million infrastructure programme, funded entirely by the developer team, covers more than a kilometre of stormwater collectors, a new bridge to the neighbouring Golden Beach urbanisation, cycle lanes and dune regeneration with biodiversity protection written into the works.
Be clear about the stage. Marbella's Junta de Gobierno Local approved the urbanisation licence on 12 May 2026, which authorises land preparation and services rather than buildings. Construction licences for the hotel and the residences are still pending and the hotel brand has not been announced.

The climate makes the case for itself. Average daily highs sit at 20.1°C across the year, with lows around 14.2°C, which is why the terraces here get used in February as well as August. Sea-facing living is the whole premise of the site and the resort layout is intended to hold that: sport, cinema, spa and restaurants inside the estate, the Mediterranean directly in front. For families it reads as a secure, serviced base. For part-year owners it reads as a home you can close in October and reopen without a to-do list.
