Armani Residences Marbella
Project lifecycle
Armani Residences Marbella, in context.
Armani Residences Marbella is the Armani Group's first branded residential project in Spain — thirty-three duplex homes set across a 50,000 m² estate in Nagüeles, on one of the last remaining private plots on the Golden Mile between Marbella centre and Puerto Banús.
The scheme is the work of a partnership between an established Costa del Sol developer with more than four decades in the region and an investment vehicle led by Rafael Nadal and the the partnership behind the project family. Homes range from approximately 250 m² to 800 m², configured either as ground-floor duplexes with villa-scale lower levels or as duplex penthouses oriented around elevated terraces and Mediterranean and Sierra Blanca views. Each residence carries a private garden, private pool and Armani/Casa interiors.
Construction is scheduled to begin in June 2026, with completion in 2028. Pricing opens from €4.9 million, released in phases.

The off-plan discount, stage by stage
Off-plan entry typically offers the largest pricing headroom at the earliest stages. The advantage narrows as construction progresses — at completion the unit is priced at market. Armani Residences Marbella currently sits in the Coming soon band.
Early entry matters here for two reasons. The release is staged — initial reporting indicates only ten to twelve residences in the first phase — and the plot itself is one of the last private parcels of scale on the Golden Mile, so supply is finite by geography as well as by design. With construction beginning June 2026 and delivery in 2028, off-plan buyers secure pricing and unit selection before the second-phase release, and ahead of the broader branded-residence repricing now visible across Marbella's prime segment.
Why buyers reserve at this stage
Personalisation window
Reserving during the Coming soon phase gives buyers genuine input into layout, finishes and basement use ahead of handover — a window that closes as the build advances.
Scarcity by design
Only 33 residences across the entire scheme. The reservation list opens ahead of public launch — early registrants secure unit selection and pricing before the broader market is contacted.
Risk-managed entry
Spanish new-build buyers are protected by staged payments held under bank guarantee, ten-year structural warranty and full licence review. Roccabox brokers all of this through regulated counsel.
The premium, contextualised
Useful context — not a substitute for unit-level valuation. Pricing data cross-referenced against live Costa del Sol market signals.
Armani Residences Marbella is not priced against average Marbella resale stock. It is a premium new-build product with the specification, plot quality and amenity package that the broader resale market typically does not match. At €19,600 per built m² the relevant question is whether the premium is justified against comparable new-build completions — not whether it beats the area's median of €5,399/m².

What every unit receives
Living in Marbella
Nagüeles sits on the inland side of the Golden Mile, minutes from the seafront yet sheltered by the Sierra Blanca. Playa de Casablanca is roughly 1.5 km away and Playa de Nagüeles a touch over two kilometres; Puerto Deportivo de Marbella lies within four minutes by car. Day-to-day amenities are unusually close for a Golden Mile address: Hospital Recoletas is 600 m from the plot, with Quirónsalud six minutes away, and pharmacies, Mercadona and independent cafés cluster within a kilometre. Puente Romano's racquet club and the restaurants of the Marbella Club corridor are within easy reach. Málaga–Costa del Sol airport is around 40 km east. The climate averages 21°C by day and 15°C overnight across the year.

Residency planning for non-EU buyers
Spain's property-based Golden Visa route closed to new applicants on 3 April 2025. Non-EU buyers acquiring property at this value still have residency routes — non-lucrative visa, digital-nomad visa, and case-specific options — depending on circumstances.
