Victoria Hills
Project lifecycle
Victoria Hills, in context.
Victoria Hills sits on the rising ground behind Rincón de la Victoria, the year-round coastal town on Málaga's eastern flank that has quietly become the counterweight to the busier western Costa del Sol. It is a compact scheme of two and three-bedroom apartments measuring 89 to 118 m² built, currently offered from €360,000 to €516,000.
Zoddak records seventeen homes with six sold, while other published listings quote twelve and twenty-four.
What distinguishes the project is the range of formats within so few homes. Ground-floor apartments open onto private terraces, one extending to 30 m², the sort of outdoor room that becomes the everyday dining table from April through October.
The penthouses take the opposite approach, with solariums where sea and sky run together and the evening light lasts longer than it does at street level.
The building licence has already been granted, which removes the single largest unknown in off-plan buying on this coast. A completion date has not been published and we would rather say so than guess. With eleven homes remaining, the specific combinations of floor, aspect and terrace are finite and the best of them go first.

The off-plan discount, stage by stage
Off-plan entry typically offers the largest pricing headroom at the earliest stages. The advantage narrows as construction progresses — at completion the unit is priced at market. Victoria Hills currently sits in the With licence band.
The licence is in hand, so the usual pre-launch uncertainty around planning approval does not apply. What remains is choice and it is narrowing: eleven homes left, with floor, aspect and terrace size fixed by whichever unit is still unsold. On price, the asking range works out at roughly €4,000 to €4,400 per m² against a Rincón de la Victoria resale median of €3,079 per m², a premium that buys current building standards, a ten-year structural warranty and a private solarium or terrace rather than a refurbishment project. Local resale stock takes around 132 days to sell, which tells you the market is measured rather than frantic. Early buyers set their own terms.
Why buyers reserve at this stage
Personalisation window
Reserving during the With licence phase gives buyers genuine input into layout, finishes and basement use ahead of handover, a window that closes as the build advances.
Scarcity and specification
11 of 17 units remain. The plot sizes, orientation and amenity package on this scheme are not easily replicated in the immediate resale stock.
Risk-managed entry
Spanish new-build buyers are protected by staged payments held under bank guarantee, ten-year structural warranty and full licence review. Roccabox brokers all of this through regulated counsel.
The premium, contextualised
Useful context — not a substitute for unit-level valuation. Pricing data cross-referenced against live Costa del Sol market signals.
Victoria Hills is not priced against average Rincón de la Victoria resale stock. It is a premium new-build product with the specification, plot quality and amenity package that the broader resale market typically does not match. At €4,045 per built m² the relevant question is whether the premium is justified against comparable new-build completions, not whether it beats the area's median of €3,078/m².

What every unit receives
Living in Rincón de la Victoria
Daily life here is unusually easy. A supermarket and a pharmacy sit within two minutes by car, the nearest traditional restaurants are closer still at around a kilometre and a private clinic plus a full-size gym are both five minutes away.
7 km down the hill, so the beach is a short drive or a proper morning walk and the cliffside paths that thread along this stretch of coast make the walking better than most of the Costa del Sol.
The town itself is not seasonal. Shops stay open in February, the fish restaurants keep local hours and the promenade belongs to residents rather than coach parties. Málaga centre is about twenty minutes by car, which puts the Soho galleries, the Thyssen and the port-side dining within reach of a weekday evening.
The marina at El Candado is sixteen minutes, the airport 22 km.
